INTISARI Penelitian ini berjudul Penilaian Ruko Depok Square Blok C Di Jalan Ring Road Utara Yogyakarta Tahun 2015. Tujuannya untuk menentukan nilai pasar ruko tersebut dengan menggunakan metode pendekatan data pasar (market data approach)dan pendekatan biaya (cost approach). Nilai pasar dalam metode pendekatan data pasar dihitung dengan membandingkan objek penilaian dengan data pembanding. Nilai pasar dalam metode pendekatan biaya didapatkan dengan cara menghitung biaya pengganti baru dikurangi penyusutan, kemudian ditambah dengan nilai tanah, Nilai tanah dapat dihitung dengan menggunakan metode data pasar dan prinsip Kegunaan Tertinggi dan terbaik (Highest and Best Use). Hasil penelitian pada tanggal penilaian 15 Februari 2015 menunjukkan bahwa Nilai Pasar ruko Depok Square Blok C yang terletak di Jalan Ring Road Utara dengan harga sebesar Rp2.308.000.000,00. Diperoleh dari nilai pasar berdasarkan pendekatan data pasar sebesar Rp2.458.894.638,00, dan dengan menggunakan pendekatan biaya sebesar Rp2.080.953.179,00.

ABSTRACT This study titled ���¢�¯�¿�½�¯�¿�½Assessment Shophouse Depok Square Block C on the north Ring Road of Yogyakarta in 2015. This study aims to determine the market value of the shophouse using the metode market data approach and metode cost approach. The market value from market data approach is calculated by comparing the market data of assessment objects with comparable data. The market value from the cost approach is obtained by calculating the replacement cost new minus depreciation, later plus with the value of the land, the land value can be calculated by using the principle of Highest and Best Use. Results of research on the assessment date February 15, 2015, showed that the market value of the shophouse Depok Square Block C is located in the North Ring Road is Rp2.308.000.000,00, which is reconciled from market value based on market data approach Rp2.458.894.638,00 and approach the cost of Rp2.080.953.179,00.
