The limited land availability for residential development in Yogyakarta City has driven urban expansion toward suburban areas. Godean Sub-district, characterized by the availability of land, relatively affordable land prices, and proximity to the city center, has become a target for housing development as residential estates. This study aims to examine the spatial distribution of housing and evaluate the locational conformity of residential developments in Godean Sub-district with spatial planning policies.
This research uses data on the distribution of housing, educational, health, and economic facilities, road networks, population data, and the spatial structure (land-use plan) of the RDTR for the West Sleman Area. The spatial distribution of housing was analyzed using the Average Nearest Neighbor (ANN) method to identify the pattern and the Getis-Ord Gi* statistic to detect hot spots. The relationship between housing distribution and influencing factors was examined through statistical testing and network analysis using the service area approach. The evaluation of locational conformity was conducted by overlaying housing point data with the spatial structure of the RDTR for Godean Sub-district and the ITBX table.
The results show that housing development in Godean Sub-district has fluctuated, with an expansion trend toward the western part of the area. The spatial distribution of housing forms a clustered pattern, with a significant hotspot identified in Sidoarum. Housing distribution is significantly associated with distance to the city center, population growth, population density, and proximity to primary roads. In contrast, land area and facility availability do not show a statistically significant relationship. From a spatial perspective, most residential developments demonstrate relatively good accessibility to facilities. The evaluation of locational conformity shows that four housing estates are within zones classified as conditionally permitted, and two housing estates are in prohibited zones due to their locations in tourism and food crop cultivation areas. In addition, several housing developments are situated near protected rice fields. Recommended measures include improving road networks to enhance access to facilities, enforcing stricter controls and limits on housing units in conditionally permitted zones, and reviewing and sanctioning developers who violate spatial planning regulations.
