Kawasan Kayutangan Heritage Kota Malang terdiri atas warisan budaya, sejarah, dan arsitektur yang terdapat dalam suatu kawasan di lingkungan perkotaan. Namun, kawasan tersebut mengalami penurunan fungsi baik fisik maupun non fisik. Setelah dilakukan penataan kembali oleh Pemerintah, kawasan tersebut menjadi sentra ekonomi dan sentra wisata budaya. Tujuan penelitian ini untuk mengetahui karakteristik kawasan, mengidentifikasi faktor-faktor yang mempengaruhi minat kunjungan kembali wisatawan ke Kawasan Kayutangan, dan merumuskan strategi pengembangan pariwisata. Teknik pengumpulan data yang digunakan dalam penelitian ini adalah observasi, kuesioner, wawancara, dan dokumentasi. Analisis dilakukan dengan menggunakan analisis deskriptif, analisis regresi logistik, dan analisis SWOT.
The Kayutangan Heritage Area of Malang City consists of cultural, historical, and architectural heritage found in an area within the urban environment. However, the area is experiencing a decline in both physical and non-physical functions. After revitalization was carried out by the Government, the area became an economic and cultural tourism center. This research aims to determine the characteristics of the area, identify factors that influence tourist interest in returning visits to the Kayutangan area, and formulate tourism development strategies. The data collection techniques used in this research were observation, questionnaires, interviews, and documentation. Analysis was carried out using descriptive analysis, logistic regression analysis, and SWOT analysis.
The results of the study indicate that the Kayutangan area has physical and non-physical characteristics that support urban heritage tourism activities. Original buildings and infrastructure from the past have been adapted for modern use. Based on the logistic regression results, it was found that for repeat visitors, attractions and accessibility significantly influenced their intention to revisit, while amenities did not. Meanwhile, for first-time visitors, only attractions significantly influenced their intention to revisit, while accessibility and amenities did not have a significant impact on their intention to revisit. The tourism development strategy focuses on four key aspects: enhancing physical quality, strengthening community capacity, leveraging technology, and refining policies and regulations.
