This condition has an impact on the increasing need for land to be used as a place for community settlement. One of the solutions to meet the needs of residential areas in Magelang City is by planning the development of vertical housing in the form of simple flats. Sentinel-2A imagery from the 2018 and 2023 recording years is used to intercept information in urban areas dominated by building objects. The method used in this study is a hybrid interpretation method by utilizing the transformation of the Urban Index. The field survey stage was carried out to determine the accuracy of building density data in the residential area of Magelang City with a sampling technique, namely stratified random sampling. The determination of the direction of densification development was carried out using the standard devitional ellipse method, the development pattern using the nearest neighbor analysis method, and the speed using the calculation of Plt (Pertambahan Lahan Terbangun). The process of determining the prospective location of the land for simple apartment planning in Magelang City was carried out by overlaying data with 10 parameters and methods of interpretation. From the results of the accuracy tests that have been carried out, the visual interpretation process of the Sentinel-2A image in 2018 has an accuracy of 80.85% and in 2023 it is 85.10%. Meanwhile, the accuracy of hibdria interpretation showed better results of 92.1%. The results of this study show that the development of land increase in residential areas in Magelang City in 2018-2023 has a direction of development to the North and a slight shift to the Northeast by 2,967o. The distribution pattern of residential land additions is clustered as evidenced by the emergence of a p-value of 0.000 and a z-score of -14.227. The densification rate of buildings in Magelang City from 2018 to 2023 is 36.95 Ha/Year. The mining area of residential land in Magelang City in 2018-2023 is 122,832 Ha.
