ANALISIS PREFERENSI PEMBELIAN TANAH DI KECAMATAN KALASAN KABUPATEN SLEMAN STUDI KASUS SETELAH PENGADAAN TANAH UNTUK PEMBANGUNAN JALAN TOL JOGJA-SOLO

Proyek strategis nasional merupakan upaya dari pemerintah untuk memperbaiki sektor pertumbuhan properti. Proyek strategis nasional mengenai pengadaan tanah untuk pembangunan jalan tol merupakan program dari pemerintah untuk mengatasi permasalahan transportasi dan memenuhi kesejahteraan masyarakat. 

Daerah Istimewa Yogyakarta merupakan salah satu provinsi yang terdampak adanya pembangunan jalan tol, salah satu daerah yang terdampak yaitu Kecamatan Kalasan, Kabupaten Sleman yang akan dibangun jalan tol Jogja-Solo. Pembangunan jalan tol Jogja-Solo dapat membuat kenaikan harga tanah yang ada di sekitar jalan tol. Namun adanya pengadaan tanah untuk pembangunan jalan tol tersebut akan semakin mengurangi ketersediaan tanah yang ada di Kecamatan Kalasan, Kabupaten Sleman.

Sementara, saat ini permintaan untuk memiliki tanah sebagai tempat tinggal merupakan salah satu kebutuhan pokok yang ingin seseorang penuhi. Tujuan dalam penelitian ini untuk mengetahui faktor-faktor yang mempengaruhi preferensi pembelian tanah di Kecamatan Kalasan, Kabupaten Sleman. Penelitian ini merupakan jenis data kuantitatif dengan teknik analisis data yaitu regresi logistik biner. Hasil penelitian ini menunjukkan luas tanah, harga tanah, fasilitas umum, keadaan sosial, dan keadaan budaya berpengaruh negatif signifikan, sedangkan media promosi memiliki pengaruh positif signifikan terhadap preferensi pembelian tanah. Dari keenam faktor tersebut, keadaan budaya memiliki pengaruh paling besar terhadap preferensi pembelian tanah di Kecamatan Kalasan, Kabupaten Sleman.

National strategic projects are government efforts to improve the property growth sector. The national strategic project concerning land acquisition for the construction of the Jogja-Solo toll road is a government program aimed at addressing transportation issues and fulfilling the welfare of the community.

Yogyakarta Special Region is one of the provinces affected by the construction of the toll road, particularly in Kalasan District, Sleman Regency, where the Jogja-Solo toll road will be built. The construction of the Jogja-Solo toll road may lead to an increase in land prices in the surrounding areas. However, land acquisition for the toll road construction will further reduce the availability of land in Kalasan District, Sleman Regency.

Meanwhile, the demand for land as a place of residence is currently one of the basic needs that individuals want to fulfill. The objective of this study is to identify the factors influencing land purchase preferences in Kalasan District, Sleman Regency. This research is a quantitative study using binary logistic regression as the data analysis technique. The results of this study indicate that land area, land price, public facilities, social conditions, and cultural conditions have a significant negative influence, while promotional media has a significant positive influence on land purchase preferences. Among these six factors, cultural conditions have the greatest impact on land purchase preferences in Kalasan District, Sleman Regency
