PENENTUAN NILAI SEWA SATU UNIT APARTEMEN TAMAN MELATI TIPE STUDIO, SINDUADI, KABUPATEN SLEMAN, DAERAH ISTIMEWA YOGYAKARTA

Disisi lain permintaan akan hunian baik hunian sementara maupun hunian permanen sangat tinggi mengingat Kabupaten Sleman merupakan daerah dengan tingkat penduduk pendatang yang tinggi yaitu berasal dari wisatawan-wisatawan dan juga pelajar yang akan melanjutkan studi lanjut ke perguruan tinggi. Apartemen menjadi alternatif hunian yang sesuai di tengah keterbatasan dan peluang yang ada. Banyaknya kebutuhan akan hunian apartemen menyebabkan penawaran sewa apartemen menjadi beragam. Penelitian ini bertujuan untuk menentukan indikasi nilai sewa pasar Apartemen Taman Melati tipe studio, Sinduadi, Kabupaten Sleman, Daerah Istimewa Yogyakarta. Alat analisis yang digunakan adalah dengan menggunakan pendekatan pasar (metode perbandingan data pasar) dan pendekatan pendapatan (metode gross income multiplier/GIM). Data yang digunakan dalam penelitian ini berupa data transaksi maupun data penawaran apartemen selama masa pandemi Covid-19. Hasil penilaian tanggal 22 Mei 2021 diperoleh indikasi nilai sewa menggunakan metode perbandingan data pasar sebesar Rp3.872.000,00 (tiga juta delapan ratus tujuh puluh dua riu rupiah) per bulan, sewa menggunaan metode gross income multiplier sebesar Rp3.965.000,00 (tiga juta sembilan ratus enam puluh lima ribu rupiah), serta indikasi nilai sewa pasarnya sebesar Rp3.916.000,00 (tiga juta sembilan ratus enam belas ribu rupiah) per bulan.
The limited land and high residential need caused the more expensive and limited housing in Sleman District. On the other hand, the housing demand for either the temporary housing or permanent housing was really high regarding to Sleman District was a region with the high number of immigrant population who were consisted of tourists and students that would enroll the study at university. Therefore, an apartment was an appropriate housing alternative in the midst of any restrictions and opportunities. A lot of apartment housing needs would turn the offer of apartment rent was varied. Then, this research was aimed to determine the indication of rent value of Taman Melati Apartment with studio type in Sinduadi, Sleman District, Special Region of Yogyakarta. This research exerted market approach (market data comparison method) and income approach (gross income multiplier/GIM method) as the research analysis method. The data in this research was in form of transaction data or apartment offer data during pandemic of covid-19. The assessment result on May 22, 2021 acquired an indication of rent value through market data comparison method was approximately IDR 3.872.000,00 (Three millions eight hundred and seventy two thousands rupiahs) per month, the rent which used gross income multiplier method acquired about IDR 3.965.000,00 (three millions nine hundred and sixty five thousands rupiahs), also the indication of market rent value was about IDR 3.916.000,00 (three millions nine hundred and sixteen thousands rupiahs) per month.
