Penilaian Menara Telekomunikasi Milik PT BCD di Kota Denpasar

NJOP menurut UU Nomor 28 Tahun 2009 ditetapkan setiap 3 tahun, atau dapat ditetapkan setiap tahun sesuai dengan perkembangan wilayahnya untuk objek-objek pajak tertentu. Pembaruan NJOP secara berkala bertujuan untuk mengoptimalkan pendapatan daerah yang berasal dari retribusi PBB-P2 dan menyesuaikan dengan kondisi pasar. Tujuan penelitian ini yaitu mengestimasi Nilai Pasar menara telekomunikasi Site Sakura milik PT. BCD di Kota Denpasar sebagai dasar pemutakhiran NJOP menara telekomunikasi. Penilaian belum dilakukan evaluasi kembali sesuai perkembangan wilayah sejak tahun 2015 oleh Pemerintah Daerah Kota Denpasar. Nilai pasar yang digunakan sebagai dasar pemutakhiran NJOP menara telekomunikasi Site Sakura milik PT. BCD di Kota Denpasar didapatkan dengan penilaian merekonsiliasi dua pendekatan yaitu pendekatan pasar dan pendekatan biaya. Metode yang digunakan dalam pendekatan pasar yaitu Metode Perbandingan Data Pasar dan metode yang digunakan dalam pendekatan biaya yaitu Metode Biaya Pengganti Terdepresiasi (Depreciated Replacement Cost/DRC). Nilai pasar yang dihasilkan yaitu sebesar Rp562.774.000,00.

NJOP according to Law Number 28 of 2009 is determined every 3 (three) years, or it can be determined every year according to the development of the area for certain tax objects. Periodic updating of the NJOP aims to optimize regional revenues from PBB-P2 levies and adjust to market conditions. The purpose of this study is to estimate the market value of the Sakura Site telecommunications tower owned by PT. BCD in Denpasar City as the basis for updating the NJOP of telecommunication towers. The assessment has not been re-evaluated according to regional developments since 2015 by the Denpasar City Government. The market value used as the basis for updating the NJOP of the Sakura Site telecommunications tower owned by PT. BCD in Denpasar City was obtained by reconciling two approaches, namely the market approach and the cost approach. The method used in the market approach is the Market Data Comparison Method and the method used in the cost approach is the Depreciated Replacement Cost (DRC) method. The resulting market value is IDR 562,774,000.00.
