This study aims to assess the success of GrabKitchen and to describe its characteristic, Grab's cloud kitchen, which utilizes big data to personalize consumer characteristics, referring to the concept of location-based marketing (LBM) that uses geofencing. The assessment variables include the implementation of the AllIn-One, service area, operational costs, and sales. The presence or absence of dinein services and operating hours are the variables that explain the success of LBM that uses geofencing in the CBD area and outside the CBD area. This research also describes GrabKitchen of those two area characteristics by location and consumer behavior. The success of using geofencing as an LBM in the two areas is assessed by two variables: the presence or absence of dine-in services and operating hours. The analysis was conducted using quantitative descriptive with secondary data from the Grab application. The data used in this study include operating hours, ratings, quantity ratings, order types, consumer reviews, GrabKitchen promos or special offers, and merchants at all GrabKitchen outlets in DKI Jakarta. Furthermore, data regarding locations were obtained from Google Maps and Google MyMaps, which were re-validated with locations on the Grab and Google Street View applications. The results show that LBM has not succeeded in being fully utilized for all variables. LBM that uses geofencing successfully implements All-In-One and reduces operational costs but does not show the same success for other variables. Personalization of offers based on the outlet's location is critical, considering the location of the business is one of the sources of vulnerability of a business. The pattern of differences in the characteristics of outlets serving the CBD area and outside the CBD area, which shows differences in consumer ratings and the persistence of the outlets to continue operating, shows the vulnerability differences between the two areas.
