Kebutuhan hatcery di Kota Tarakan masih sangat terbatas, sehingga sebanyak 70-80% benur udang windu didatangkan dari luar provinsi. Pengembangan hatcery dapat meningkatkan produksi udang windu agar petani dan masyarakat mendapatkan baik manfaat ekonomi maupun manfaat sosial dari kebijakan tersebut. Namun, pengembangan hatcery memerlukan dana yang besar. UD. XYZ merupakan salah satu usaha tempat pembenihan udang skala rumah tangga (banckyard) yang akan mengembangkan usahanya. UD. XYZ akan mengagunkan seluruh propertinya untuk mendapatkan dana, sehingga diperlukan penilaian untuk mengestimasi indikasi nilai pasar properti milik UD. XYZ. Pendekatan yang digunakan dalam penelitian ini adalah pendekatan biaya dengan metode square meter. Hasil penelitian diperoleh indikasi nilai pasar properti milik UD. XYZ tanggal 24 Januari 2022 sebesar Rp1.938.678.000,00.
