PENENTUAN NILAI PASAR SATU UNIT KAPAL TONGKANG: STUDI PADA KAPAL TONGKANG PERSADA 2799

This study aims to determine the fair market value Persada 2799 Barge of PT. Armada Samudera Persada for buying and selling. Current market value is the basis of decision making ship owners to sell or retain assets in market conditions ship freight rates are bleak at the moment. The valuation process carried out by the sales comparison approach and the cost approach. The data used for valuation in this study consisted of primary data and secondary data. A total of five ships that are comparable with 2799 Persada Barge used as a comparable property in the assessment of the sales comparison approach. Data obtained from ship brokers, ship owners, and supporting data from the shipping business consultant at transaction time span for 2 years from the date of assessment. In the cost approach, the data component of the cost and the unit price obtained from shipbuilding and ship planning consultant who supported the construction price index data from the BPS. Results of the analysis indicated a market value Barge Persada 2799 by using the sales comparison approach amounted to US $ 862,817 or equivalent Rp11.775.732.80 and the market value by using the cost approach amounting to US $899,471 or equivalent Rp12.275.986 .348. Based on the results of reconciliation by giving a 65 percent weighting in the sales comparison approach and 35 percent to the cost approach concluded that the market value per Barge Persada 2799 dated October 26, 2015 amounted to US $875,646 or when converted into Rupiah by Rp11.950.821.542 ( Rupiah exchange rate against the US dollar on the valuation date, October 26, 2015 was Rp13.648)./Penelitian ini bertujuan untuk menentukan nilai pasar wajar Kapal Tongkang Persada 2799 milik PT. Armada Samudera Persada untuk keperluan jual beli. Nilai pasar terkini menjadi dasar pengambilan keputusan pemilik kapal untuk menjual atau mempertahankan aset kapalnya dalam kondisi pasar tarif pengangkutan yang suram saat ini. Proses penilaian dilakukan dengan pendekatan perbandingan penjualan (sales comparison approach) dan pendekatan biaya (cost approach). Data yang digunakan untuk melakukan penilaian dalam penelitian ini terdiri dari data primer dan data sekunder. Sebanyak 5 unit kapal yang sebanding dengan Kapal Tongkang Persada 2799 digunakan sebagai properti pembanding dalam penilaian dengan pendekatan perbandingan penjualan. Data yang diperoleh dari ship broker, pemilik kapal,dan data pendukung dari konsultan bisnis pelayaran pada rentang waktu transaksi selama 2 tahun dari tanggal penilaian. Dalam pendekatan biaya, data komponen biaya dan harga satuan diperoleh dari galangan kapal dan konsultan perencanaan kapal yang didukung dengan data indeks harga konstruksi dari Badan Pusat Statistik. Hasil analisis mengindikasikan nilai pasar Kapal Tongkang Persada 2799 dengan menggunakan pendekatan perbandingan penjualan (sales comparison approach) adalah sebesar US $862.817 atau sebesar Rp11.775.732.80 dan indikasi nilai pasar dengan menggunakan pendekatan biaya (cost approach) sebesar US $899.471 atau sebesar Rp12.275.986.348. Berdasarkan hasil rekonsiliasi dengan memberikan bobot 65 persen pada pendekatan perbandingan penjualan dan 35 persen untuk pendekatan biaya disimpulkan bahwa nilai pasar Kapal Tongkang Persada 2799 per tanggal 26 Oktober 2015 adalah sebesar US $875.646 atau bila dikonversi ke dalam mata uang Rupiah sebesar Rp11.950.821.542 (kurs Rupiah terhadap Dollar US pada tanggal penilaian, 26 Oktober 2015 adalah Rp13.648).
