ESTIMASI NILAI SEWA KIOS DI PASAR IBU TUAPEJAT

Penelitian ini bertujuan untuk mengestimasi nilai properti subjek berupa Pasar Ibu Tuapejat dan mengestimasi tarif sewa optimum untuk kios yang ada di Pasar Ibu Tuapejat. Metode analisis yang dipergunakan dalam penelitian ini adalah Pendekatan Pasar, Pendekatan Biaya yang mengacu pada Peraturan Menteri Keuangan Nomor 33 Tahun 2012 Tentang Tata Cara Pelaksanaan Sewa Barang Milik Negara/Daerah dan kesediaan membayar (willingness to pay) bagi penyewa kios untuk menguji konsistensi estimasi tarif sewa dari pendekatan penilaian properti. Hasil penelitian yang diperoleh adalah properti subjek berupa Pasar Ibu Tuapejat memiliki estimasi nilai pasar sebesar Rp2.793.033.600,- yang terdiri dari nilai indikasi bangunan sebesar Rp1.083.033.600,- dan indikasi nilai pasar tanah sebesar Rp1.710.000.000,-. Tarif sewa kios optimum untuk properti subjek berupa Pasar Ibu Tuapejat adalah sebesar Rp108.000,-/m2/tahun untuk Toko I (Blok A dan Blok B), Rp112.000/m2/tahun untuk Toko II (Blok C) dan Rp88.000/m2/tahun untuk Los.

This research aimed to estimate property value of Market of Tuapejat and its optimum stalls rental rate. Methods used for this research were sales comparison approach, cost approach refers to the finance minister regulation No.33/2012 on the implementation procedures for rental property of the state/region, and willingness to pay for stalls tenant in testing the consistency of estimated rental rate from property valuation�s approaches. The result of this research were the estimated market value of Ibu Market of Tuapejat is IDR2.793.033.600 consists of indicated value of building IDR1.083.033.600 and indicated value of land is IDR1.710.000.000. Optimum rental rate for stalls in store I(block A and block B) is IDR108.000/m2/years, for store II(block C) is IDR112.0000/m2/years and IDR88.000/m2/years for los.
