Yogyakarta dikenal dengan image sebagai kota pelajar. Aspek pendidikan mendatangkan penduduk yang bermigrasi untuk menuntut ilmu di perguruan-perguruan tinggi di Yogyakarta. Pertambahan penduduk itu kemudian mempengaruhi pertumbuhan ekonomi dan bisnis di wilayah ini terutama di Kabupaten Sleman. Dengan adanya migrasi penduduk yang sebagian besar adalah mahasiswa ke daerah urban di Kabupaten Sleman, kebutuhan hunian juga meningkat. Hal di atas kemudian menyebabkan semakin berkurangnya lahan kosong. Kurangnya lahan kosong dapat mempengaruhi area peresapan air, kurangnya lahan produktif pangan, dan kurangnya area hijau. Selain itu, diperkirakan lahan residensial yang ada tidak akan memadai jumlah pendatang di area Yogyakarta di masa mendatang. Oleh karena itu, salah satu solusi adalah dengan mengembangan hunian bersistem vertikal bagi mahasiswa. Di sisi lain, krisis energi menjadi salah satu masalah yang paling urgent pada masa kini. Padahal pada penerapan hunian massal vertikal, pemakaian energi tergolong tinggi. Dibutuhkan suatu cara agar dapat menjadikan suatu hunian vertikal dapat lebih menghemat penggunaan energi. Salah satu solusi adalah dengan menerapkan prinsip passive design yang lebih memanfaatkan kondisi iklim untuk mencapai kenyamanan hunian. Prinsip-prinsip dalam passive design adalah respon pada orientasi matahari, respon pada orientasi angin, pemilihan material, penataan konfigurasi bangunan, penataan elemen vegetasi, dan penataan elemen pencahayaan alami.

Yogyakarta is well-known as an educational city. Educational aspect became the main reason for population grow in the city, because there are many favorite educational institution. Population grow affected the economic grow and business development within these areas especially in Sleman Regency. Most of the migration into the regency are new students from outside Yogyakarta to come into Sleman Regency, it caused increasing of housing requirement, especially for the new students. It led the urban area in Sleman Regency become crowded. For those reasons, green spaces in Sleman Regency is decreasing, that leads to the lack of water absorption area, food production area, and green public spaces. Besides, the lack of residential areas in Sleman Regency will not be able to provide more spaces in the future. So, the solution is to develop vertical residential area for the students. In the other side, energy crisis became one of the most urgent issues nowadays. The problem is that in the vertical building, it uses a very high amount of energy. It requires a solution to design a vertical building which uses minimum amount of energy. The solution is by using the passive design principles that using more benefit of natural climate condition to obtain thermal comfort.
