Proyek, menjadi salah satu senjata utama sebuah perusahaan konstrucksi, dalam meraih pasar dalam industri konstruksi. Untuk mencapai tujuan perusahaan yaitu menjadi perusahaan construcksi terkemuka di Asia Tenggara, Wika mencoba untuk meragamkan produknya, yaitu tidak hanya terkonsntrasi di proyek infrastrukture, melainkan dengan memasuki pasar Engineering, Procurement dan Construction, yang dikenal dengan proyek EPC, dan Juga menjadi perusahaan investasi. Bagaimanapun, spesialisasi Wika tetap dalam area konstruksi. baik struktur maupun infrastruktur, sebagai profit center dari perusahaan tersebut. Melaksanakan sebuah proyek, dapat berarti bahwa tim manajemen yang memimpin proyek harus mempunyai kapabilitas untuk mempertimbangkan tiga hal penting, yaitu biaya, mutu, dan waktu. Ketiga hal ini dikontrol oleh dua karakteristik yang penting, yaitu efisiensi dan efektif. Dengan mengambil sample kasus di Proyek Jembatan Suramadu, tim manajemen proyek telah menemukan salah satu cara untuk mendukung efisiensi dalam pengadaan marine equipments, salah satu komponen pendukung yang penting dalam pelaksanaan proyek Suramadu. Dalam hal pengadaan marine equipments, tim manajemen proyek harus tetap mengacu harga yang tercantum dalam Rencana Kerja dan Anggaran Proyek (RKAP). Tim manajemen proyek harus menghadapi dua opsi pengadaan, yaitu opsi beli dan sewa, yang mana kedua opsi tersebut mempunyai harga yang jauh di atas RKAP. Maka dari itu, tim manajemen proyek mencoba untuk menciptakan satu formulasi baru dalam pengadaan marine equipments, yaitu dengan mengadakan opsi ketiga, yaitu opsi beli dengan cara leasing dengan opsi buyback untuk vendor, dengan tujuan menurunkan harga mendekati RKAP. Dengan menerapkan opsi tersebut, tim manajemen proyek telah menerapkan proses efisiensi, karena harga dapat ditekan mendekati harga di RKAP. Dengan menerapkan opsi ketiga tersebut, proyek seakan-akan membeli marine equipments dengan cara mencicil, dengan memberikan opsi buyback kepada vendor untuk membeli kembali alat mereka di bawah harga pasar. Pembelian leasing dengan opsi buyback ini dapat diterapkan pada pengadaan barang/alat apapun pada proyek apapun. Dan hal ini menjadi salah satu opsi yang menguntungkan bagi proyek.. Projects, become one of the 'main weapon' for construction company to gain the market share in the construction industry. To reach the objective becoming the leading company in the South East Asia region globally, Wika tried to diversify its product line, not only in the infrastructure projects, but also entering Engineering, Procurement and Construction projects, known as EPC, and become an investment company as well. However, the main field of Wika is still in the construction project area, both structure and infrastructure projects, as the profit center of the company. Executing a project, it means the management team who lead the projecl team should have the capability to consider three important things, expense, quality, and time. And these three main components of project to reach the profit are controlled by two important characteristics, efficiency and effectiveness. By taking the case of Suramadu Bridge Project, the management team of the project has figured the way to reach the efficiency of procuring the marine equipments, one important factor supporting the execution of the project in Suramadu. in order to procure the marine equipment, the management team should consider the price stated in the Budget Plan of the Project, known as RKAP. as the guidance price. The management team has to face two options of offerings from thevendors, buy or lease the marine equipment, with price more than the price stated the RKAP. Therefore, the management team of the project has to formulate new strategy, as the pricing strategy, to push the price close to the RKAP. One option formulated by the management team is the lease with buyback option. By implementing the third option, leasing with buyback option, the management project team has been conducted the efficiency process, because the price can be lowered close to the RKAP. By using leasing with buyback option, the project seem buying the marine equipment from the vendor, but using the leasing option, and the vendor still have the option to buyback the equipment with the price lower than the market price. Leasing with buyback option can be implemented in many kind of procuring of equipments, and this becomes one profitable option to be implemented in any kind of project.
