Indekos, yang juga dikenal sebagai kos-kosan, merupakan jenis properti yang menawarkan kamar sewa dalam periode tertentu kepada penyewanya. Peningkatan minat terhadap properti ini biasanya dipicu oleh kedatangan mahasiswa baru yang memilih untuk melanjutkan pendidikan di luar kota asalnya.

Permasalahan yang dapat diidentifikasi adalah bahwa jumlah minat terhadap indekos di sekitar UGM meningkat setiap tahun sejalan dengan pertambahan jumlah mahasiswa baru UGM.

Namun, para mahasiswa baru tersebut seringkali tidak memperoleh informasi yang lengkap mengenai harga, keamanan, kenyamanan, dan fasilitas yang tersedia di sekitar indekos tersebut.

Peneliti menggunakan pendekatan kuantitatif dengan menggunakan kuesioner kepada mahasiswa yang menyewa indekos. Penelitian ini dilakukan mulai September 2023 hingga April 2024 dengan fokus pada area sekitar

Universitas Gadjah Mada dengan jangkauan radius 1,5 kilometer. Tujuan akhir dari penelitian ini adalah menghasilkan peta yang menunjukkan klasterisasi indekos berdasarkan aspek harga, kenyamanan, keamanan, kondisi bangunan, dan fasilitas yang tersedia di sekitar UGM. Output dari penelitian ini berupa peta rekomendasi yang dibangun menggunakan metode AHP.

Selain itu, setelah mendapatkan hasil tersebut, penelitian akan diperkuat dengan pendekatan kualitatif melalui wawancara mendalam dengan pihak terkait, seperti pemilik kos, untuk memperoleh pemahaman yang lebih mendalam.Dari hasil perhitungan bobot prioritas tersebut, dapat diketahui bahwa urutan kriteria yang paling berpengaruh terhadap pemilihan tempat kos adalah Keamanan dengan bobot prioritas sebesar 0,385,

A boarding house or often called a boarding house is a type of property, namely a rental room that can be offered for a certain period by the tenant. Interest in property is motivated by the phenomenon of the arrival of new students who are continuing their education in other cities. The problem that can be concluded is that the number of boarding house applicants around UGM increases every year along with the increase in the number of new UGM students. These new students do not receive comprehensive information regarding prices, the environment and facilities around the boarding house.

Researchers used quantitative methods in the form of questionnaires to student boarding house tenants in the research. The scope of the research was carried out from September 2023 to April 2024. The specific location is around

Gadjah Mada University with a radius of 1,5 kilometers. In the end, there will be research output in the form of a map related to the clustering of boarding houses that have appropriate prices, environment and facilities around UGM. The output is in the form of a recommendation map based on the AHP method and after the results are obtained, it will be strengthened by a qualitative method in the form of in-depth interviews with the parties involved, for example boarding house owners.

From the results of calculating the priority weights, it can be seen that the order of criteria that has the most influence on the selection of boarding houses is Security with a priority weight of 0.385.
