Penelitian ini bertujuan untuk mengkaji estimasi besaran sewa yang seharusnya ditetapkan oleh pihak Pemerintah Caturtunggal dalam proses manajemen aset Komplek Pertokoan Kledokan Raya yang berdiri di atas Tanah Kas Desa. Penelitian ini menggunakan teknik Life Cycle Cost dalam penentuan biaya selama masa umur hidup aset yang kemudian disimulasikan menggunakan Simulasi Monte Carlo (SMC) guna mengukur ketidakpastian yang terjadi di masa depan. Hasil penelitian ini diperoleh akumulasi total biaya yang dibutuhkan untuk mengoperasikan sisa umur pemakaian sebesar Rp14,593,367,289.50. Biaya tersebut menggambarkan recovery cost yang dibutuhkan selama siklus bangunan Komplek Pertokoan Kledokan Raya. Life Cycle Cost yang disimulasikan dengan Monte Carlo bilamana dibebankan kepada seluruh penyewa selaku penerima manfaat ekonomis masing-masing akan dibebankan kepada IV jenis toko dengan sebaran toko kelas I sebesar Rp 10.735.744,31, kelas II sebesar Rp 11.881.125,99, toko kelas III sebesar Rp 13.753.416,09, dan toko kelas IV sebesar Rp 13.372.290,10. Nilai tersebut lebih tinggi dibandingkan besaran tarif sewa yang telah ditetapkan sejak tahun 2015, sehingga dengan perhitungan PADes tahun 2023 pemerintah Caturtunggal mengalami potential loss dari pendapatan sewa ruko sebesar 0,8?ri PADes.

 This study aims to assess the estimated rental by the Caturtunggal Government in managing the assets of the Kledokan Raya Shopping Complex, which is located on Tanah Kas Desa. The research utilizes the Life Cycle Cost technique in determining the expenses throughout the asset's lifespan, which is then simulated using Monte Carlo Simulation (SMC) to measure uncertainties that may occur in the future. The findings of this study reveal a total accumulated cost of Rp14,593,367,289.50 required to operate the remaining lifespan of the asset. These costs represent the recovery cost needed during the building cycle of the Kledokan Raya Shopping Complex. When the Life Cycle Cost is distributed among all tenants as the beneficiaries, each store type (I, II, III, and IV) will bear the following simulated Monte Carlo costs: Rp 10,735,744.31 for Class I stores, Rp 11,881,125.99 for Class II stores, Rp 13,753,416.09 for Class III stores, and Rp 13,372,290.10 for Class IV stores. These values are higher than the rental rates established since 2015. Therefore, based on the calculations for Desa Treasury income (PADes) in 2023, the Caturtunggal government may experience a potential loss of 0.8% from Tanah Kas Desa rental revenue.
