Transformasi Elemen Fisik dan Non Fisik Kawasan Kota Tua Di Teluk Betung Selatan, Bandar Lampung

The old town area of Teluk Betung Selatan has several cultural heritage buildings, well-known as the dwelling area of Chinese and trade centers. This has the potential to attract visitors to boost local economic development. However, during the 2002-2022 period, the old town area of Teluk Betung became deserted and abandoned. To better understand this phenomenon, this research analyzes the transformation process and factors influencing it.
Using a qualitative deductive approach based on field observations and interviews, this research aims to identify the process of transformation, both physical (i.e., road network, building façade, building function) and non-physical (i.e., economic, social, cultural, and religious activities). Factors influencing the transformation is analyzed from the perspective of demographics, activity centers, the role of developers, Covid-19 pandemic, and government policies. Transformation that has been identified are categorized into minor transformation, major transformation, and full transformation.
The findings revealed that physical transformations have both positive and negative influences and were considered as minor transformation and major transformation because the transformation did not alter the physical shape of the area as a whole and the character of the area can still be seen. Meanwhile, non-physical transformations occur in the form of deterioration though they were categorized as minor transformation and major transformation. It should be noted that social element of non physical transformation has the most influence in the process of transforming the physical elements of the area.
