Penerapan Earned Value Method Pada Pengendalian Waktu Proyek Perumahan Batursari III Demak

Perumahan Batursari III adalah salah satu perumahan Perum Perumnas Proyek Semarang II yang berada di Mranggen Demak. Perumahan ini disediakan untuk masyarakat menengah ke bawah dan juga perumahan bersubsidi. Salah satu Perumahan Batursari III yaitu berada di Jalan Kebon Rejo Raya dan Jalan Kebun Sawit Raya. Proyek Pembangunan Perumahan Batursari III Demak saat ini sedang dalam tahap penyelesaian pembangunan unit rumah. Penelitian ini bertujuan untuk melakukan analisis penerapan Earned Value Analysis dalam memperkirakan waktu akhir penyelesaian proyek untuk setiap minggunya dan melakukan analisis Estimate to Schedule dan penyelesaian proyek pelaksanaan di lapangan sesuai dengan rencana awal. Metode yang digunakan dalam penelitian ini adalah deskripstif kuantitatif dengan durasi pekerjaan selama 3 bulan. Data yang diperlukan adalah rencana anggaran biaya, kurva S, laporan mingguan. Untuk mengolah data tersebut digunakan metode konsep nilai hasil dilakukan dengan menggunakan sofware microsoft excel. Hasil analisis penerapan earned value pada Perumahan Batursari III Demak mendapatkan hasil nilai variasi waktu (SV) terdapat nilai negatif pada periode minggu ke-7 sebesar –Rp 27.690.642,19 hingga periode minggu ke-12 sebesar –Rp 67.379.000,00. Namun pada periode terakhir minggu ke-13 nilai sebesar Rp 0 yang artinya tepat waktu sesuai dengan yang direncanakan. Indeks produktivitas waktu (SPI) pada periode minggu ke 1 sampai dengan periode minggu ke-6 bernilai > 1. Sedangkan pada periode minggu ke-7 sampai dengan periode minggu ke- 12 bernilai < 1>

The Batursari III housing complex is one of the Housing Housing Project Semarang II housing estates located in Mranggen Demak. This housing is provided for the lower middle class and also subsidized housing. One of the Batursari III housing estates is located on Jalan Kebon Rejo Raya and Jalan Kebun Sawit Raya. The Batursari III Demak Housing Development Project is currently in the stage of completing the construction of housing units. This study aims to analyze the application of Earned Value Analysis in estimating the final project completion time for each week and carry out an Estimate to Schedule analysis and completion of project implementation in the field according to the initial plan. The method used in this study is descriptive quantitative with a duration of 3 months. The data needed is a budget plan, S curve, weekly reports. To process the data, the result value concept method was used using Microsoft Excel software. The results of the analysis of the application of earned value to Housing Batursari III Demak obtained that the value of the time variation (SV) had a negative value in the 7th week of -Rp 27,690,642.19 to the 12th week of -Rp 67,379,000.00. However, in the last period of the 13th week, the value was Rp. 0, which means that it was on time as planned. The time productivity index (SPI) in the 1st week to 6th week period has a value of > 1. Meanwhile, in the 7th week to 12th week period the value is < 1>
