Penelitian ini adalah penilaian Aset Tetap PDAM Tirta Bhagasasi Cabang Pondok Ungu Di Kelurahan Pejuang, Kecamatan Medan Satria, Kota Bekasi untuk kepentingan jual beli. Tujuan penelitian ini adalah menghitung Nilai Pasar dari aset tetap PDAM Tirta Bhagasasi Cabang Pondok Ungu. Pendekatan yang digunakan yang digunakan untuk menghitung indikasi Nilai Pasar adalah Pendekatan Pendapatan dan Pendekatan Biaya. Metode yang digunakan dalam Pendekatan Pendapatan adalah Discounted Cah Flow (DCF) dan metode yang digunakan dalam Pendekatan Biaya adalah Depreciated Replacement Cost (DRC). Hasil penelitian diperoleh indikasi Nilai Pasar aset berdasarkan Pendekatan Pendapatan adalah sebesar Rp146.474.131.956,- dan indikasi Nilai Pasar berdasarkan Pendekatan Biaya adalah sebesar Rp147.578.252.853,-. Nilai Pasar aset tetap PDAM Tirta Bhagasasi pada tanggal penilaian (1 Juli 2021) setelah dilakukan proses rekonsiliasi adalah Rp147.005.000.000,- (seratus empat puluh tujuh miliar lima juta rupiah).

This research is an assessment of the Fixed Assets of PDAM Tirta Bhagasasi Pondok Ungu Branch in Pejuang Village, Medan Satria District, Bekasi City for the purpose of buying and selling. The purpose of this study is to calculate the market value of the fixed assets of PDAM Tirta Bhagasasi Pondok Ungu Branch. The approach used to calculate the indication of Market Value is the Revenue Approach and the Cost Approach. The method used in the Income Approach is the Discounted Cash Flow (DCF) and the method used in the Cost Approach is the Depreciated Replacement Cost (DRC). The result of this research is that the indication of the market value of assets based on the income approach is Rp. 146,474,131,956, and the indication of the market value based on the cost approach is Rp. 147,578,252,853. The market value of PDAM Tirta Bhagasasi's fixed assets on the appraisal date (1 July 2021) after the reconciliation process is carried out is IDR 147,005,000,000, - (one hundred and forty seven billion five million rupiah).
