PENILAIAN PRODUKSI PERKEBUNAN KELAPA SAWIT PT.BXX MENGGUNAKAN PENDEKATAN PENDAPATAN

2022 | Tesis | Magister Ekonomika PembangunanPenelitian ini bertujuan untuk menentukan nilai pasar properti perkebunan kelapa sawit PT.BXX di Kabupaten WayKanan untuk keperluan agunan. Penelitian ini menggunakan metode discounted cash flow dalam menentukan nilai pasar properti. Besaran pendapatan dan biaya operasional perkebunan menjadi acuan dalam pengolahan penelitian ini. Untuk itu, penelitian ini melakukan kajian tentang seberapa besar nilai pasar properti yang dimiliki PT.BXX hingga berakhirnya masa umur tanaman perkebunan. Hasil dari penelitian ini memperoleh bahwa besaran nilai pasar properti PT.BXX adalah Rp 35.500.000.000. Indikasi nilai tanah per hektar sebesar Rp 32.477.632 dan indikasi Nilai likuidasi untuk property khusus (perkebunan kelapa sawit) yang telah menimbang resiko kredit yaitu dengan memberikan diskon sebesar 35%, maka didapatkan indikasi nilai likuidasi sebesar Rp 23.075.000.000.
This study aims to determine the market value of PT.BXX's oil palm plantation property in WayKanan Regency for collateral purposes. This study uses the discounted cash flow method in determining the market value of the property. The amount of income and operating costs of the plantation becomes a reference in the processing of this research. For this reason, this study conducted a study of how much the market value of the property owned by PT.BXX until the end of the plantation plant life. The results of this study indicate that the market value of PT.BXX's property is Rp 35,500,000,000. The indication of the land value per hectare is Rp 32,477,632 and the indication of the liquidation value for special property (oil palm plantations) that has considered credit risk, namely by providing a discount of 35%, then an indication of the liquidation value is Rp 23,075,000,000.
