Analisis Metode What If Pada Percepatan Proyek Gedung Teaching Industry Learning Center Universitas Gadjah Mada

Penjadwalan memiliki peran penting dalam suatu proyek konstruksi dan tidak sedikit kendala dalam pelaksanaan yang dapat berakibat pada keterlambatan proyek, sehingga diperlukan upaya untuk mengatasinya. Sebagai contoh pada salah satu proyek yang dikerjakan oleh PT. Pembangunan Perumahaan yaitu Teaching Industry Learning Center (TILC) Universitas Gadjah Mada memiliki beberapa kendala dalam pelaksanaannya antara lain terhenti selama kurun waktu 3 bulan karena pandemi covid-19, berkurangnya tenaga kerja, penyuplai material mengalami gulung tikar, dan terjadinya penolakan warga akibat jam kerja dan suara bising alat kerja. Beberapa kendala tersebut memiliki peluang dalam keterlambatan proyek serta berdampak pada perpanjangan kontrak Proyek Pembangunan Gedung TILC. PT. Pembangunan Perumahan (Persero) Tbk selaku kontraktor proyek tetap berkomitmen segera menyelesaikan proyek dengan melakukan percepatan penjadwalan. Adapun tujuan penelitian ini untuk membandingkan waktu sebelum dan setelah dilakukan percepatan menggunakan metode What If berdasarkan data yang diberikan oleh PT. Pembangunan Perumahan (Persero) Tbk. Analisis What If adalah metode percepatan penjadwalan dengan tiga alternatif namun pada penelitian ini menggunakan satu alternatif yaitu penambahan jumlah tenaga kerja. Berdasarkan hasil penelitian menunjukkan penerapan metode what if dapat mempercepat proyek TILC UGM selama 25 hari dengan tambahan jumlah tenaga kerja sebanyak 45 orang per hari selama masa pelaksanaan pekerjaan yang tergabung kedalam lintasan kritis yaitu pekerjaan concrete 1st floor dan wall and plestering 7th floor.

Scheduling has an important role in a construction project and there are many obstacles in the implementation that can result in project delays, so efforts are needed to overcome them. For example, in one of the projects undertaken by PT. Pembangunan Perumahaan, namely the Teaching Industry Learning Center (TILC) Universitas Gadjah Mada which has several obstacles that could affect in delays of the target for building completion construction project was suspended for a period of 3 months due to the COVID-19 pandemic, reduced workforce, material suppliers went out of business, and residents around the TILC protests due to project working hours and the noise of work tools. Some of these obstacles have an impact on the contract extension of the TILC Building Construction Project. PT. Pembangunan Perumahaan (Persero) Tbk as the project contractor remains committed to immediately completing the project by accelerating the process. The purpose of this study was to compare the time before and after the acceleration using What If method based on the data provided by PT. Pembangunan Perumahaan (Persero) Tbk. What If . analysis is an accelerated scheduling method with three alternatives, but in this study using one alternative, namely the addition of the number of workers. Based on the results of the study, it shows that the application of the what if method could speed up the TILC project for 25 days with an additional 45 people per day during the execution of the work which is incorporated into the critical path, namely concrete 1 st floor and wall and plastering 7 th floor work .
