Penilaian ini dilakukan untuk menentukan Nilai Pasar dan Indikasi Nilai Likuidasi dari Rumah Tinggal di Pakuwon Indah Cluster La Riz Wood AE X - X yang beralamat di Jalan Lontar Mutiara Golf VI, Lidah Kulon, Lakarsantri, Kota Surabaya, Jawa Timur untuk tujuan penjaminan utang. Alat analisis dalam penilaian ini adalah pendekatan pasar dan pendekatan biaya. Pada pendekatan pasar menggunakan metode perbandingan data pasar untuk mengestimasi nilai pasar rumah tinggal tersebut. Dan pada pendekatan biaya menggunakan metode perbandingan langsung untuk mengestimasi nilai tanah dan metode biaya pengganti (Depreciated Replacement Cost/DRC) untuk mengestimasi nilai bangunan. Berdasarkan pendekatan pasar, nilai pasar yang diperoleh sebesar Rp12.624.303.000,00 dan untuk pendekatan biaya diperoleh nilai sebesar Rp10.531.292.000,00. Setelah dilakukan rekonsiliasi indikasi nilai pasar, maka diperoleh nilai sebesar Rp11.787.099.000,00. Nilai likuidasi untuk rumah tinggal dikenakan 70% dari pasaranya dan menghasilkan indikasi nilai likuidasi sebesar Rp8.250.969.000,00.

This assessment is carried out to determine Market Value and Indication of Liquidation Value of Residential House in Pakuwon Indah Cluster La Riz Wood AE X - X which is located at Jalan Lontar Mutiara Golf VI, Lidah Kulon, Lakarsantri, Surabaya City, East Java for the purpose of debt guarantee. The analytical tool in this valuation is the market approach and the cost approach. In the market approach, the market data comparison method is used to estimate the market value of the residential property. And the cost approach uses the direct comparison method to estimate land value and the depreciated replacement cost (DRC) method for estimating building values. Based on the approach, the market value obtained is Rp12.624.303.000,00 and for the approach the value is Rp10.531.292.000,00. After reconciling the market value indication, a value of Rp11.787.099.000,00 was obtained. The liquidation value for residential houses is subject to 70% of the market and results in an indication of the liquidation value of Rp8.250.969.000,00.
