Penilaian ini bertujuan untuk menentukan estimasi Nilai Sewa Pasar Ruko di Jalan Brigjend Sudiarto Nomor XXX, Kelurahan Gayamsari, Kecamatan Gayamsari, Kota Semarang, Provinsi Jawa Tengah. Alat analisis yang digunakan dalam penilaian yaitu Pendekatan Pasar dengan Metode Perbandingan Data Pasar dan Pendekatan Pendapatan dengan Metode Gross Income Multiplier (GIM). Data yang digunakan dalam penilaian adalah hasil investigasi, data penawaran ruko dijual, data penawaran ruko disewakan, data penawaran ruko dijual dan disewakan, serta data-data lain yang mendukung proses penilaian. Hasil penilaian dengan Pendekatan Pasar yaitu sebesar Rp128.820.000 per tahun dan hasil penilaian dengan Pendekatan Pendapatan sebesar Rp123.040.000 per tahun. Kedua hasil nilai tersebut kemudian direkonsiliasi dan memperoleh hasil akhir berupa Nilai Sewa Pasar yaitu sebesar Rp126.100.000 per tahun.

The aim of this valuation is to determine the estimated Lease Market Value of shophouse at Brigjend Sudiarto Street Number XXX, Gayamsari Village, Gayamsari Subdistrict, Semarang Municipality, Central Java Province. The analytical tools used in this valuation is Market Approach with Market Data Comparison Method and Income Approach with Gross Income Multiplier Method. The data used in this valuation is the results of investigation, the data of sale shop house, the data of rent shop house, the data of rent and sale shop house, and the other data that support the valuation process. The result of the valuation with Market Approach is Rp128.820.000 per year and the result of the valuation with Income Approach is Rp123.040.000 per year. Both of these value results are reconciled and obtain the final result of Market Lease Value, which is Rp126.100.000 per year.
