Penilaian ini bermaksud untuk memberikan opini Nilai Pasar dan Indikasi Nilai Likuidasi Rumah Tinggal yang beralamat di Perumahan Grand Sharon Residence, Jl. Aglaonema No. XX, Kelurahan Cipamokolan, Kecamatan Rancasari, Kota Bandung, Provinsi Jawa Barat untuk tujuan Penjaminan Utang. Metode yang digunakan dalam penilaian ini adalah Pendekatan Pasar dan Pendekatan Biaya. Nilai Pasar yang dihasilkan pada tanggal 4 Maret 2020 adalah sebesar Rp2.372.819.000 (Dua Milyar Tiga Ratus Tujuh Puluh Dua Juta Delapan Ratus Sembilan Ribu Rupiah). Nilai tersebut di dapatkan dari perhitungan rekonsiliasi Nilai Pasar yang didapatkan dari perhitungan dengan Pendekatan Pasar Rp2.549.000.000 (Dua Milyar Lima Ratus Empat Puluh Sembilan Juta Rupiah) dan Nilai Pasar yang didapatkan dari perhitungan dengan Pendekatan Biaya sebesar Rp2.165.432.000 (Dua Milyar Seratus Enam Puluh Lima Juta Empat Ratus Tiga Puluh Dua Ribu Rupiah). Dari penilaian ini didapatkan pula Indikasi Nilai Likuidasi sebesar Rp1.660.973.000 (Satu Milyar Enam Ratus Enam Puluh Juta Sembilan Ratus Tujuh Puluh Tiga Ribu Rupiah).

This assessment intends to provide an opinion on Market Value and Indication of the Value of Liquidation of House having a address at Grand Sharon Residence, Jl. Aglaonema No. XX, Cipamokolan Village, Rancasari District, Bandung City, West Java Province for the purpose of Debt Guarantee. The method used in this valuation is the Market Approach and Cost Approach. Market Value generated on March 4, 2020 is Rp2,372,819,000 (Two Billion Three Hundred Seventy Two Million Eight Hundred Nine Thousand Rupiah). This value is obtained from the calculation of reconciliation of Market Value obtained from calculations with the Market Approach of Rp.2,549,000,000 (Two Billion Five Hundred Forty-Nine Million Rupiah) and Market Value obtained from the calculation using the Cost Approach of Rp2,165,432,000 (Two Billion One Hundred Sixty Five Million Four Hundred Thirty Two Thousand Rupiah). From this assessment also obtained an indication of the Liquidation Value of Rp1,660,973,000 (One Billion Six Hundred Sixty Million Nine Hundred Seventy Three Thousand Rupiah).
