Lahan merupakan sumber daya yang tidak dapat diproduksi oleh manusia. Seiring tingginya pertumbuhan penduduk kebutuhan akan lahan pun meningkat. Eckret (1991) Menjelaskan terdapat empat faktor utama yang mempengaruhi harga lahan yakni faktor ekonomi, sosial, pemerintah, dan fisik. Tsunami di Aceh pada Tahun 2004 dan gempa 7.8 SR Tahun 2009 di Sumatra Barat menambah ketakutan masyarakat akan ancaman bencana tsunami di Kota Padang. Kecamatan Koto Tangah merupakan kecamatan yang memiliki luasan ancaman tsunami terbesar di Kota Padang. Tujuan penelitian ini adalah mengetahui persebaran dan perubahan harga lahan di zona ancaman tsunami serta faktor-faktor yang mempengaruhi harga lahan Di Kecamatan Koto Tangah. Menggunakan data NJOP Tahun 2015 dan Tahun 2019 serta wawancara langsung diketahui meskipun terjadi penurunan harga lahan pada tahun 2009 namun setelahnya terjadi kenaikan harga lahan hingga 200% di zona ancaman tsunami. Terdapat beberapa faktor yang mempengaruhi perubahan harga lahan di Kecamatan Koto Tangah yakni jaringan jalan, penggunaan lahan, kepemilikan lahan, fasilitas umum, dan ancaman tsunami. Dapat disimpulkan bahwa zona ancaman tsunami tidak berpengaruh signifikan terhadap harga lahan melainkan terdapat pengaruh faktor lain terhadap perubahan harga lahan di Kecamatan Koto Tangah

The land is a resource that cannot be produced by humans. As the population grows, the need for land increases. Eckret (1991) Explains that there are four main factors that affect land prices, namely economic, social, government, and physical factors. The 2004 tsunami in Aceh and the 7.8 SR earthquake in 2009 in West Sumatra added to the community's fear of the threat of a tsunami disaster in the city of Padang. Koto Tangah Sub-district is a sub-district that has the largest tsunami threat area in Padang City. The purpose of this study was to determine the distribution and changes in land prices in the tsunami threat zone as well as the factors affecting land prices in the Koto Tangah District. Using NJOP data for 2015 and 2019 and direct interviews, it was found out that despite the fall in land prices in 2009, there was an increase in land prices up to 200% in the tsunami threat zone. There are several factors that affect changes in land prices in the Koto Tangah District, namely the road network, land use, land ownership, public facilities, and the threat of a tsunami. It can be concluded that the tsunami threat zone did not have a significant effect on land prices but there were other factors influencing land price changes in the Koto Tangah District.
