ANALISIS PEMILIHAN LOKASI USAHA PERDAGANGAN DAN JASA DI KOTA TEBING TINGGI

Penelitian ini bertujuan untuk Mengidentifikasi jenis pemanfaatan ruang yang berada di jalan arteri sekunder Kota Tebing Tinggi, Menganalisis pola persebaran lokasi perdagangan dan jasa di jalan arteri sekunder Kota Tebing Tinggi, Faktor pemilihan lokasi usaha perdagangan dan jasa di Kota Tebing Tinggi. Jenis penelitian ini deskriptif dengan pendekatan kuantitatif. Populasi penelitian ini adalah kegiatan pemanfaatan ruang berupa perdagangan dan jasa yang terdapat di sepanjang arteri sekunder Kota Tebing Tinggi yang dibagi menjadi 6 jalur. Teknik penetuan sampel mengunakan teknik solvin. Teknik analisis menggunakan analisis deskriptif, analisis tetangga terdekat dan analisis preferensi. Hasil penelitian menunjukan jalur I dan V tidak memiliki jalur pedestrian. Jalur II dan VI memiliki jalur pedestrian dengan kondisi keseluruhan baik. Jalur III dan IV sebagian memiliki jalur pedestrian dengan kondisi baik dan sebagian lagi tidak terdapat beda tinggi antara jalur pedestrian dengan jalur jalan. Kondisi jalan yang terdapat di 6 jalur tergolong baik dan memiliki 2 jenis material pengerasan berupa beton dan aspal. Pemanfaatan ruang dominan permukiman terdapat di jalur I,II,III,IV dan V, pemanfaatan ruang perdagangan dan jasa dijalur VI. Pola persebaran lokasi perdagangan dan jasa dengan mengunakan analisis tetangga terdekat tergolong mengelompok dan terdapat 2 pusat pengelompokan. Berdasarkan hasil perhitungan analisis preferensi menunjukan aksesibilitas menjadi pilihan pertama dalam pemilihan lokasi usaha pedagangan dan jasa, pilihan terakhir dalam pemilihan lokasi usaha adalah peraturan kawasan.

This research aims to identify the utilization type of space which is located in secondary arterial road of Tebing Tinggi Municipality; to analyze the distribution pattern of trade and service bussiness' location in secondary arterial road of Tebing Tinggi Municipality; and to determine the selection factor of trade and service bussiness' location in Tebing Tinggi Municipality. The type of this research is description with quantitative approach. The population of this research is the activity of space utilization in the form of trade and services which is located in secondary arterial road of Tebing Tinggi Municipality and divided into six tracks. The sampling technique uses the Slovin's. The analytical technique uses descriptive analysis, nearest neighbors analysis, and preferences analysis. The result of this research shows that the I- track and V-track do not have the pedestrian path. The II-track and VI-track have pedestrian path which overall is in good condition. The III-track and IV-track partly have pedestrian path which is in good condition, and partly have no height difference between the pedestrian path and the road. The road at those six tracks is in good condition and has 2 types of hardening material which are concrete and asphalt. The space utilization for dominantly settlement locates on track number I, II, III, IV and V; while the space utilization for trade and service bussiness locates on VI-track. The distribution pattern of trade and service bussiness' location using the nearest neighbors analysis shows there pertained to be clumped and there are 2 central clumps. Based on the calculation result of the preferences analysis, it indicates that accessibility becomes the first preference in the selection of trade and service business' location, while the last preference in the selection of the bussiness' location is the region regulation.
