Penulisan ini bermaksud untuk menentukan estimasi Nilai Sewa Pasar Satu Unit Ruko Komplek Ruko Grand Galaxy City Nomor XX, Kelurahan Jakasetia, Kecamatan Bekasi Selatan, Kota Bekasi untuk Tujuan Sewa. Alat analisis yang digunakan dalam penelitian ini yaitu dengan Pendekatan Pasar dn Pendekatan Pendapatan. Data yang digunakan dalam penilaian ini merupakan hasil investigasi, data penawaran jual maupun sewa, dan transaksi jual maupun sewa, serta data yang lain yang mendukung proses penilaian ini. Hasil penilaian pada tanggal 16 Maret 2019 yaitu sebesar Rp49.986.000 (Empat Puluh Sembilan Juta Sembilan Ratus Delapan Puluh Enam Ribu Rupiah) per tahun. Nilai tersebut adalah hasil rekonsiliasi dari Nilai Sewa Pasar dengan Pendekatan Pasar yaitu sebesar Rp53.579.000 (Lima Puluh Tig Juta Lima Ratus Tujuh Puluh Sembilan Ribu Rupiah) dan pendekatan pendapatan sebesar Rp45.560.000 (Empat Puluh Lima Juta Lima Ratus Enam Puluh Ribu Rupiah).

This study aims to determine the estimated amount of Market Rental Value one of Unit Shop Number XX at Grand Galaxy City Complex, Jakasetia, South Bekasi, Bekasi City, West Java Province for Leasing Purposes. This study was using market approach and income approach for the analysis technique. The data in this study was the result of the investigation, offers and leasing transactions data, offers and market transactions data, and others supporting data for this study. The result of valuations on March 16, 2019 was Rp49.986.000 (Fourty Nine Million Nine Hundred and Eighty Six Thousand Rupiahs) per year. The value was the reconciliations of the Market Rental Rate with Market Approach of Rp53.579.000 (Fifty Three Millions Five Hundred and Seventy Nine Thousand Rupiahs) and Market Rental Rate with Income Approach of Rp45.560.000 (Fourty Fife Millions Five Hundred and Sixty Thousand Rupiahs).
