Hubungan Antara Kinerja Bangunan Beserta Lingkungan Asrama Mahasiswa dan Kepuasan Penghuninya di Pekanbaru

Sebagai ibukota Provinsi Riau, kota Pekanbaru tentunya memiliki daya tarik berupa kelengkapan fasilitas, salah satunya fasilitas pendidikan. Hal ini mendorong banyaknya penduduk dari daerah sekitar Pekanbaru yang datang ke Pekanbaru untuk mendapat pendidikan yang lebih baik dari daerah asalnya. Meningkatnya jumlah penduduk di perkotaan mengindikasikan dibutuhkannya rumah sewa atau kos-kosan yang mencukupi khususnya disekitar kampus, terutama dengan harga sewa yang rendah. Namun saat ini keberadaan universitas tidak diikuti dengan perkembangan rumah sewa yang mencukupi. Beberapa universitas berusaha memenuhi kebutuhan tempat tinggal mahasiswanya dengan membangun asrama mahasiswa. Namun yang terjadi saat ini bangunan asrama yang telah disediakan justru kurang dirawat sehingga kualitas asrama dirasa menurun dari waktu ke waktu. Maka dari itu dilakukan penelitian ini dengan tujuan mengevaluasi kinerja bangunan asrama mahasiswa di Pekanbaru saat ini. Penelitian ini menggunakan pendekatan deduktif kualitatif-kuantitatif. Penelitian ini berfokus pada kinerja bangunan asrama serta mengukur tingkat kepuasan penghuni terhadap kinerja bangunan saat ini. Analisis penelitian ini dilakukan berdasarkan tiga aspek, yaitu aspek teknis, fungsional, dan perilaku. Analisis kinerja bangunan asrama dilakukan dengan membandingkan kondisi eksisting dengan kriteria yang telah ditetapkan, kemudian diskoring dan dikonversi ke dalam bentuk persen (%). Analisis tingkat kepuasan penghuni dilakukan dengan mengolah data primer yang didapat dari hasil kuesioner terhadap 199 responden penghuni asrama mahasiswa di Pekanbaru. Sedangkan analisis keterkaitan kinerja bangunan asrama dan kepuasan penghuni dilakukan dengan menghitung rata-rata nilai persen keduanya. Penelitian ini menemukan bahwa kinerja bangunan asrama berdasarkan aspek teknis dan fungsional sudah baik dengan nilai masing-masing sebesar 90% dan 73%. Sedangkan kinerja bangunan berdasarkan aspek perilaku dinilai sedang dengan nilai 65%. Untuk tingkat kepuasan penghuni, baik dari aspek teknis, fungsional, dan perilaku memiliki tingkat kepuasan yang tergolong memuaskan dengan nilai masing-masing 86%, 75%, dan 87%. Secara keseluruhan, kinerja bangunan asrama tergolong baik dengan nilai sebesar 76% dan tingkat kepuasan penghuni tergolong memuaskan dengan nilai sebesar 83%. Berdasarkan analisis keterkaitan kinerja bangunan dan tingkat kepuasan penghuni, diperoleh hasil bahwa terdapat keterkaitan diantara keduanya meskipun tidak memiliki keterkaitan yang sangat kuat. Berdasarkan kedua analisis tersebut diperoleh hasil bahwa kinerja asrama mahasiswa di Pekanbaru secara keseluruhan sudah baik dengan nilai 80%. Dari 24 variabel yang ada, terdapat 21 variabel dengan kinerja baik dan 3 variabel dengan kinerja sedang.

As the capital of Riau Province, Pekanbaru city must have a traction such as the completeness of facility, one of those is education facility. This thing make the inhabitant around Pekanbaru comes around to get a better education. The increase of amount of population in city indicates that is needed a boarding house or a dormitory, especially in the around of campus with low rent cost. However, in this current situation, the development of university is not linier with the development of the proper dormitory. Some university try to fulfill the place for students by built up a dormitory. But, the dormitory that is provided is not well treated so the quality of the dormitory is decrease time by time. Hence, the researcher did this study with aimed to evaluate the performance of the student�s dormitory in Pekanbaru nowadays. This study using a qualitative � quantitative deductive approachment. This study was focused on the performance of the student�s dormitory along with the satisfaction of the dweller. The analysis of this study was doing by three aspects, that was technical, fungtional, and behavior aspects. Analysis of the performance of the student�s dormitory was doing by compared the existing condition with the determined criteria, then scored and converted to the percentage form (%). Analysis of the satisfaction of the dweller was doing by process the primary data which was got from the questioner concerning to the 199 respondents. While the analysis of interrelatedness between the performance of the student�s dormitory and the satisfaction of the dweller was doing by calculate the average of both percentage. This research found that the performance of the student�s dormitory based on technical and functional aspects was good with each percentage was 90% and 73%. While based on behavior aspect was average with percentage was 65%. For the satisfaction of the dweller, from the technical, functional, and behavior aspects has a level of satisfactory, with each percentage are 86%, 75%, and 87%. Overall, the performance of the student�s dormitory was good with the percentage was 76% and the satisfaction of the dweller was satisfactory with the percentage was 83%. Based on the analysis of the interrelatedness of building performance and the satisfaction level of the occupants, it was found that there was a interrelatedness between both of analysis, although it does not have a very strong interrelatedness. Based on both analysis was obtained that the performance of the student�s dormitory in Pekanbaru was good with the percentage was 80%. From the 24 variable that counts, there are 21 variable with good performance and 3 variable with the average performance.
