METODE PELAKSANAAN DAN ESTIMASI BIAYA PEKERJAAN STRUKTUR KOLOM PROYEK PEMBANGUNAN RUKO APARTEMEN ROYAL SENTUL PARK - BOGOR

Kolom adalah komponen struktur bangunan yang tugas utamanya menyangga beban aksial tekan vertikal dengan bagian tinggi yang tidak ditopang paling tidak tiga kali dimensi lateral terkecil. Proses pelaksanaan struktur kolom terdapat metode pelaksanaan yang terbagi menjadi beberapa pekerjaan yaitu persiapan lahan, penulangan, pembekistingan dan pembetonan. Analisis biaya dibutuhkan untuk menentukan pemiliha metode pelaksanaan yang sesuai dengan kondisi lapangan dan efisiensi biaya. untuk mendapatkan analisis biaya dilakukan studi kasus dalam Proyek Ruko Apartemen Royal Sentul Park. Permasalahan dalam pekerjaan struktur yang menyebabkan lambatnya pekerjaan struktur adalah pelaksanaan metode yang tidak berurutan, koordinasi antar sub kontraktor yang kurang dan pengaruh cuaca ekstrim dalam proses pelaksanaan di lapangan. Alternatif dari permasalahan tersebut adalah dengan memperbaiki manajemen pekerjaan, melakukan management riview meeting dan menghindari pelaksanaan proses pembetonan pada saat jam-jam sering terjadi hujan yang dilihat dari laporan kondisi cuaca. Dari analisis metode pekerjaan itu didapat nilai estimasi biaya dan nilai produktivitas pekerjaan. Analisis harga menunjukan bahwa estimasi biaya dengan bekisting sistem semi sistem lebih murah dibandingkan dengan bekisting kayu/konvensional yaitu sebesar 8.6%. Sedangkan nilai produktivitas pekerjaan struktur kolom adalah 0.0046 m3/menit.

From the analysis of the methods of work that earned value cost and value estimation of productivity of work. Price analysis showed that the estimated cost of formwork system with spring system is cheaper compared to conventional timber formwork/IE by 8.6%. While the value of the column structure of work productivity was 0.0046 m3/minutes.
