Penelitian ini bertujuan untuk menganalisis penerapan manajemen aset dengan cara mengukur tingkat kepentingan (importance) dan kualitas kinerja (performance) dari faktor-faktor penting manajemen aset yang telah dilaksanakan oleh Direktorat Pemeliharaan dan Pengelolaan Aset Universitas Gadjah Mada Tabun 2010 dalam mengelola aset Universitas Gadjah Mada. Penelitian ini menggunakan teknik purposive sampling dengan sam pel sebanyak 90 responden. Variabel yang digunakan dalam penelitian ini adalah mengacu pada Peraturan Pemerntah Nomor 6 Tahun 2006 tentang Pengelolaan Barang Milik Negara/Daerah. Alat anal isis yang digunakan dalam penelitian ini adalah Importance-Pe1jormance Analysis, yaitu untuk mengukur tingkat kepentingan dan kineija pelaksanaan faktor kunci manajemen aset (Martilla dan James, 1977). Uji Kruskal-Wallis, yaitu untuk menganalisis persepsi antar pengurus barang dengan kriteria tertentu terhadap tingkat kepentingan dan tingkat kinerja faktor-faktor kunci manajemen aset. Hasil penelitian menunjukkan variabel perencanaan dan pengadaan aset memiliki tingkat kepentingan tertinggi dengan nilai rerata sebesar 4,10 dengan angle a modus 4 (penting). Varia bel yang memiliki tingkat kepetingan terrendah adalah variabel penilaian dengan nilai rerata sebesar 3,52 dengan angka modus 4 (penting). Untuk hasil tingkat kinerja tertinggi yaitu variabel pengadaan dengan nilai rerata sebesar 3,76 dan angka modus 4 (baik). Variabel penilaian menunjukkan kualitas kineija terendah dengan nilai rerata sebesar 3,17 dengan angka modus 3 (kurang ). Uji Kruskal-Wallis menunjukkan babwa untuk tingkat kepentingan (importance) dan tingkat kinetja (performance) tidak perbedaan persepsi antar pengurus barang pada kriteria tanggungjawab namun untuk ketiga kriteria lainnya yaitu berdasar status (golongan), berdasar lokasi dan berdasar fungsi unit terdapat perbedaan persepsi dalam melaksanakan faktor-faktor penting manajemen aset. Tbis study aims to analyze the application of asset management by measuring the level of interest (importance) and performance quality (performance) of the important factors that asset management has been implemented by the Directorate of Maintenance and Asset Management, Gadjah Mada University in 2010 in managing the assets of the University of Gadjah Mada. This research used purposive sampling technique with a sample of 90 respondents. Variables used in this study is based on Goverment Regulation No. 6 of 2006 on Management of State I Local. The analytical tool used in tbis study are Importance-Performance Analysis, wbich is to measure the level of importance and performance of asset management implementation key factors (Martilla and James, 1977). K.ruskal-Wallis test, namely to analyze the perception among managers of goods with certain criteria to the level of importance and performance levels of the key factors of asset management. The results showed variable asset planning and procurement has the highest interest rate with a mean value by 4.10 with the mode number 4 (important). Variables that have the lowest rate is variable kepetingan rating with a mean value of 3.52 with the mode number 4 (important). While the results of the bighest performance level procurement variable with a mean value of 3.76 and the mode number 4 (good). The variable quality of the performance appraisal showed the lowest with a mean value of 3.17 with the mode number 3 (or less). K.ruskal-Wallis test showed that for the level of importance (importance) and the level of performance (performance) there is no difference in perception between the management of goods on the criterion of responsibility yet for the three other criteria that is based on status (class), based on location and based on the function of the unit there is a difference in perception implement the important factors of asset management.
