ANALISIS PENILAIAN PABRIK PRODUKSI AKRILIK PT GSBR UNTUK KEPERLUAN PENJAMINAN UTANG DI BANK

Penelitian ini bertopik penilaian Pabrik Akrilik PT GSBR untuk keperluan penjaminan utang di bank. PT GSBR merupakan salah satu perusahaan manufaktur, yaitu salah satu industri yang aktivitas bisnisnya memanfaatkan dan memerlukan banyak hal, mulai dari penggunaan mesin, peralatan dan teknologi yang canggih, serta tenaga kerja tertentu. Tujuan penelitian ini adalah menghitung nilai pasar dan indikasi nilai likuidasi untuk kepentingan penjaminan utang di bank. Tujuan penjaminan utang adalah untuk mendapatkan dana yang akan digunakan untuk ekspansi bisnis sebagai upaya meningkatkan produksi dan penjualan karena kecenderungan kebutuhan pengembangan produksi yang semakin tumbuh secara gobal. Penulis telah melakukan investigasi, meliputi inspeksi, pengumpulan data, penelaahan, penghitungan dan analisis sesuai dengan tujuan penilaian. Dengan pertimbangan beberapa hal dan pendekatan yang umum digunakan dalam penilaian properti berupa pabrik dan sejenisnya, untuk menghitung nilai pasar dalam penilaian ini telah digunakan satu pendekatan penilaian, yaitu pendekatan biaya (Depreciated Replacement Cost/DRC). Berdasarkan faktor-faktor yang relevan dalam menentukan hasil penelitian diperoleh nilai pasar pabrik Akrilik PT GSBR berdasarkan metode biaya pengganti maka nilai pasar Pabrik Akrilik PT GSBR sebesar Rp285.011.000.000,00. Nilai Pasar Pabrik Akrilik PT GSBR pada saat tanggal penilaian (4 Agustus 2021) dan Indikasi Nilai Likuidasi dari Nilai Pasar yaitu sebesar Rp197.396.000.000,00.

This study assesses PT GSBR's Acrylic Factory to guarantee bank loans. PT GSBR is a manufacturing company, an industry whose business activities utilize and require many things, starting from the use of sophisticated machinery, equipment, and technology, as well as certain workers. This study aims to calculate the Market Value and Indicative Liquidation Value to guarantee debt at the bank. The purpose of the debt guarantee is to obtain funds that will be used for business expansion to increase production and sales due to the tendency of the need for product development to grow globally. The author has carried out an investigation, including inspection, data collection, review, calculation, and analysis according to the purpose of the assessment. After considering several things and the approach commonly used in property valuation in the form of factories and the like, to calculate the Market Value in this assessment, one valuation approach is used. Namely, the Cost Approach is Depreciated Replacement Cost (DRC). Based on the relevant factors in determining the study results obtained that the Market Value of PT GSBR's Acrylic Factory based on the Replacement Cost Method, the Market Value of PT GSBR's Acrylic Factory was Rp.285,011,000,000. The Market Value of PT GSBR's Acrylic Factory at the time of the assessment date (August 04, 2021) and the Indication of Liquidation Value of Rp's Market Value 197,396,000,000.
