PENILAIAN HOTEL ABC DI SURAKARTA UNTUK KEPENTINGAN PENJAMINAN UTANG

Penelitian ini bertujuan untuk mengetahui Nilai Pasar Hotel ABC yang akan digunakan untuk tujuan penjaminan hutang pada Bank XYZ. Penilaian properti Hotel ABC ini dibutuhkan oleh Bank XYZ sebagai salah satu prosedur dalam proses peminjaman kredit yang diajukan oleh hotel ABC. Aset atau properti Hotel ABC digunakan sebagai agunan atau jaminan atas hutang yang akan dipinjamkan. Hal ini sebagai salah satu mitigasi risiko oleh Bank XYZ apabila di masa depan terjadi gagal bayar hutang oleh Hotel ABC, maka aset atau properti Hotel ABC dapat disita oleh Bank XYZ untuk kemudian dijual dalam rangka menutup hutang Hotel ABC yang belum terbayar. Untuk itu Bank XYZ membutuhkan informasi nilai pasar atas aset Hotel ABC saat ini sebagai salah satu pertimbangan dalam memberikan besaran kredit kepada Hotel ABC serta mengetahui harganya apabila suatu saat dijual. Penelitian ini menggunakan dua pendekatan penilaian, yaitu Pendekatan Pendapatan dan Pendekatan Biaya. Pertimbangan menggunakan dua pendekatan adalah karena hotel ini termasuk hotel yang baru berdiri sehingga pendekatan biaya masih handal untuk digunakan. Hasil analisis dua pendekatan tersebut kemudian dilakukan rekonsiliasi untuk mendapatkan kesimpulan akhir atas nilai pasar properti Hotel ABC.

This study aims to determine the market value of ABC Hotels that will be used for the purpose of guaranteeing debt to XYZ Bank. The valuation of ABC Hotel property is needed by XYZ Bank as one of the procedures in the loan lending process submitted by the ABC hotel. Hotel ABC's assets or property are used as collateral for loans to be lent. This is as one of the risk mitigation by XYZ Bank if in the future there is a default of debt by Hotel ABC, then the Hotel ABC property or property can be confiscated by XYZ Bank for sale in order to cover the ABC Hotel debt that has not been paid. For this reason, Bank XYZ needs information on the market value of the ABC Hotel asset as one of the considerations in giving credit to the ABC Hotel and knowing the price when it is sold. This study uses two valuation approaches, namely the income approach and the cost approach. The consideration of using the two approaches is because this hotel includes newly established hotels so that the cost approach is still reliable to use. The results of the analysis of the two approaches are then reconciled to get final conclusions on the Hotel ABC�s property market values
