Analisis Biaya Konstruksi sebagai Dasar Penetapan Harga Jual Unit Apartemen (Studi Kasus: Apartemen Taman Melati Sinduadi Yogyakarta)

Pertumbuhan jumlah penduduk dan ketersediaan lahan yang terbatas di Yogyakarta menyebabkan meningkatnya kebutuhan hunian dengan konsep vertikal berupa Apartemen untuk masyarakat menengah ke atas. Dalam perencanaan pembangunan Apartemen, diperlukan estimasi biaya konstruksi yang akan dikeluarkan untuk menentukan harga jual Unit Apartemen. Analisis pada penelitian ini menggunakan Rencana Anggaran Biaya untuk menghitung biaya konstruksi pada beberapa tipe Unit Apartemen berdasarkan Nilai Perbandingan Proporsional untuk membagi biaya Bagian Bersama pada setiap Unit Apartemen. Dari perhitungan tersebut kemudian dihitung biaya konstruksi untuk setiap Unit Apartemen. Biaya konstruksi Unit Apartemen dalam penelitian ini berkisar antara Rp114.316.717 hingga Rp356.757.311 dengan biaya konstruksi Unit Apartemen Rp6.186.146 per m². Biaya konstruksi Unit Apartemen berkisar antara 15,99% hingga 17,96% dari harga jual Unit Apartemen. Perbandingan ini menunjukkan bahwa rata-rata biaya konstruksi Unit Apartemen adalah 16,87% dari harga jual Unit Apartemen.

The population growth and limited availability of land in Yogyakarta has caused increased demand of vertical housing concept such as Apartment for upper middle class. In a development plan for Apartment, it is necessary to estimate the construction cost that will be incurred to determine the selling price of the Apartment's Units. The analysis in this study uses the Bill of Quantities to calculate the construction cost of several types of Apartment's Units based on Proportional Comparison Value to divide the cost of the Shared Section in each Apartment's Units. Then cost of shared section will be calculated to construction cost for each Apartment's Units. The constrution cost of Apartment's Units in this study ranged from Rp114.316.717 to Rp356.757.311 with the construction cost of the Aparment's Units Rp6.186.146 per m². The construction cost of the Aparment's Units ranges from 15,99% to 17,96% from the selling price. This comparison shows that the average construction cost of the Aparment's Units is 16,87% of selling price of Apartment's Units.
