PENGARUH VARIABEL-VARIABEL LUAS, LANTAI, JARAK, KEMACETAN TERHADAP NILAI APARTEMEN DI KOTA TANGERANG TAHUN 2014

Penelitian ini bertujuan untuk meneliti variabel-variabel yang mempengaruhi nilai properti apartemen di Kota Tangerang. Data yang digunakan dalam penelitian ini berupa data transaksi yang merupakan data primer yang diperoleh dengan cara mencari data secara langsung pada saat melakukan peninjauan lapangan, data yang digunakan berjumlah 43 unit observasi. Metode pengambilan sampel pada penelitian ini adalah menggunakan metoda purposive sampling, yang dapat diartikan sebagai sampel yang dipilih dengan cermat sehingga relevan dengan rancangan penelitian, dikarenakan peneliti ingin mengetahui sejauh apa variabel independen pada penelitian ini mempengaruhi variabel dependen nilai apartemen yang berlokasi di Kota Tangerang. Variabel terikat yang digunakan adalah nilai properti, sedangkan variabel bebasnya meliputi luas, lantai, jarak ke pusat kegiatan ekonomi dan dummy kemacetan. Alat analisis yang digunakan adalah regresi berganda (Multiple Regression) dikarenakan pada penelitian ini menggunakan lebih dari satu variabel independen dengan metode Ordinary Least Squares (OLS). Hasil penelitian menunjukkan bahwa seluruh variabel bebas berpengaruh terhadap nilai properti apartemen. Variabel luas, lantai, berpengaruh positif dan signifikan terhadap nilai properti apartemen. Sebaliknya, jarak kepusat kegiatan ekonomi dan dummy kemacetan berpengaruh negatif dan signifikan terhadap nilai properti apartemen.

This study was to examine variabels that affect the value of apartment property in Tangerang City. The data used in this study is a form of data that transactions primary data obtained by searching the data directly at the time of the field review, the data used were 43 units of observation. Sampling methods in this study is purposive sampling method, which can be interpreted as the sample is carefully selected so that relevant to the study design, because the researchers wanted to know the extent to which the independent variables on the dependent variable of this study affect the value of apartment property located in Tangerang City. The dependent variable used is the value of the property, while the independent varabel covers a broad, floor, distance to the center of economic activity and dummy view. The analytical tool used is multiple regression (multiple regression) because in this study using more than one independent variable with the method Ordinary Least Squares (OLS). The results showed that all the independent variables affect the value of apartment property. Variable broad, floor, a significant positive effect on apartment property values. In contrast, distance to the center of economic activity and dummy traffic a significant negative effect on apartment property values.
