PENENTUAN PRIORITAS LOKASI PERUMAHAN DI KECAMATAN KASIHAN DENGAN MENGGUNAKAN SISTEM INFORMASI GEOGRAFIS

Pembangunan perumahan di Kecamatan Kasihan terus mengalami peningkatan sehingga dibutuhkan suatu perencanaan, terutama dari aspek lokasi karena berkaitan dengan masalah keruangan dan lingkungan. Penelitian ini bertujuan untuk : 1) mengetahui faktor yang paling dominan dalam pemilihan lokasi perumahan, 2) menentukan prioritas lokasi untuk pembangunan perumahan di Kecamatan Kasihan. Metode yang digunakan untuk mengetahui faktor yang paling dominan dalam pemilihan lokasi perumahan adalah dengan AHP (Analytcal Hierarchy Process), sedangkan metode yang digunakan dalam penentuan prioritas lokasi perumahan adalah dengan analisis spasial menggunakan SIG (Sistem Informasi Geografis). Parameter yang digunakan dalam penelitian ini yaitu aksesibilitas, fisik lahan, harga lahan, kerawanan bencana, utilitas dan fasilitas umum, kesesuaian tata ruang, serta legalitas. Hasil penelitian dengan perhitungan AHP menunjukan bahwa faktor yang paling dominan dalam pemilihan lokasi perumahan di Kecamatan Kasihan adalah aksesibilitas. Alasannya, aksesibilitas akan mempengaruhi pencapaian suatu lokasi baik jarak maupun waktu. Hasil analisis dengan SIG menghasilkan lima prioritas lokasi untuk perumahan, yaitu Prioritas I (prioritas tertinggi) hingga Prioritas V (prioritas terendah). Lokasi dengan Prioritas I mempunyai luas 13,25 ha, Prioritas II seluas 24,6 ha, Prioritas III seluas 16,54 ha, Prioritas IV seluas 10,93 ha, serta Prioritas V seluas 33,6 ha. Lokasi dengan Prioritas I mempunyai empat lokasi alternatif yang letaknya berada di sekitar balai desa Bangunjiwo. Keempat lokasi ini mempunyai aksesibilitas yang baik serta dekat dengan fasilitas umum seperti fasilitas pendidikan dan fasilitas kesehatan.

The development of residential in Kasihan District continues to increase, therefore it needs some planning, especially from the aspect of the location as it relates to the spatial and environmental issues. This study aims to: 1) determine the most dominant factor in the choice of residential location, 2) determine the priority locations for the construction of residence in Kasihan. The methods used to find out the most dominant factors in the selection of the location of housing is with weighting using AHP (Analytcal Hierarchy Process), whereas the method used to determine the priority of residential location is with spatial analysis using GIS (Geographic Information System). The parameters used in this study i.e., accessibility, land physical, land prices, insecurity disasters, utilities and public facilities, compliance with spatial planning, as well as the legality. Results of the study with calculation of AHP showed that the most dominant factor in the choice of residential location in district of Kasihan is the accessibility. The reason is that accessibility will influence the achievement of the location, as well as the distance or time. The Results of GIS analysis showed five priority locations for housing, that is Priority I (highest priority) until Priority V (lowest priority). The location with Priority I has an area of 13,15 ha, Priority II covering 24,6 ha area, Priority III covering 16,54 ha area, Priority IV covering 10,93 ha area, and Priority V covering 33,6 ha area. The location with Priority I has four alternative locations located around the hall of Bangunjiwo village. The fourth location has a good accessibility and close to public facilities such as education and health facilities.
