Aplikasi Value Engineering Terhadap Struktur Pondasi Tiang Bore Pile Pada Proyek Pembangunan Hotel Best Western Adisucipto Yogyakarta

Hotel sangat dibutuhkan oleh para wisatawan sebagai tempat peristirahatan dengan fasilitas yang nyaman melalui pemilik proyek PT. Graha Anggoro Jaya dan dilaksanakan kontraktor pelaksana PT. Adhi Karya (Persero) Tbk. Divisi Konstruksi VII Jawa Tengah dan D. I. Yogyakarta. Value Engineering adalah suatu usaha teknik manajemen yang kreatif dan terencana bertujuan menganalisis fungsi yang diperlukan dengan biaya terendah tetapi berkualitas atau lebih baik yang kemudian diperoleh suatu nilai penghematan sesuai dengan peraturan Departemen Pekerjaan Umum Nomor : 222/KPTS/CK/1991 Direktorat Jendral Cipta Karya disebutkan bahwa bangunan yang memiliki nilai atau biaya pengerjaan lebih dari 1 milyar harus diadakan suatu analisis Value Engineering (VE). Aplikasi Value Engineering dilakukan terhadap struktur pondasi Bore Pile. Metode yang digunakan berupa perubahan dimensi, desain pengurangan jumlah Bore Pile pada setiap tipe struktur Pile Cap, perubahan dimensi tulangan dan jumlah tulangan Bore Pile. Hasil analisis perhitungan alternatif setiap item pekerjaan pondasi Bore Pile didapatkan hasil bahwa dalam pekerjaan pondasi Bore Pile total mendapatkan penghematan sebesar Rp 683.666.420,93 atau sebesar 27 %. Sehingga dapat disimpulkan bahwa aplikasi Value Engineering pada Proyek Pembangunan Hotel Best Western Adisucipto Yogyakarta dapat memperkecil biaya pekerjaan yang direncanakan.

Results of the analysis of alternative calculation of each item Bore Pile foundation work showed that the foundation work Bore Pile total gain savings of IDR 683.666.420,93 or by 27 %. It can be concluded that the application of value engineering on Development Projects Western Hotels Yogyakarta Adisucipto can minimize the cost of the planned work.
