Pada kuartal II tahun 2012, pertumbuhan ekonomi Indonesia mengalami kenaikan sebesar 3,21 persen dan pada kuartal III tahun 2012 mengalami kenaikan sebesar 6,17 persen dan sektor pertanian menjadi penyumbang terbesar. DI Yogyakarta mampu menghasilkan ketersediaan hasil pertanian khususnya tanaman pangan. DI Yogyakarta memiliki potensi dalam pengembangan produksi tanaman Hortikultura khususnya sayuran dan buah – buahan, meskipun beberapa produk masih harus dipasok dari daerah lain untuk jenis tanaman tertentu. Peluang Bisnis Ritel dengan produk sayuran dan buah-buahan cukup besar melihat kebutuhan masyarakat akan produk sayuran dan buah-buahan yang sangat tinggi disertai dengan perubahan perilaku konsumen yang lebih menyukai toko ritel modern daripada ritel tradisional yang ditandai dengan menurunnya jumlah pasar tradisional sebesar 8 persen setiap tahun dan meningkatnya toko ritel modern sebesar 31,4 persen per tahun. Pada anlisa perhitungan menggunakan analisis sensitifitas, bisnis ritel dengan produk sayuran dan buah – buahan ini menunjukkan hasil yang positif. Pada skenario pesimis, didapat NPV Rp 3,136 Juta, IRR sebesar 12,16% dan Payback Period 4,97 tahun. Pada skenario normal, didapat NPV Rp. 141,900Juta, IRR sebesar 22,43% dan Payback Period 3,87 tahun. Pada skenario optimis didapat NPV Rp 282,548Juta, IRR sebesar 31,71% dan Payback Period 3,19 tahun.
Based on data from BPS (2012) in quarter II year 2012, the growth of the Indonesian economy experienced an increase of 3,21 percent and in quarter III year 2012 experienced an increase of 6,17 percent and the agricultural sector became the biggest contributor. DI Yogyakarta is able to produce availability of agricultural products, especially food crops. DI Yogyakarta has a potential in the development of Horticultural crop production especially fruits and vegetables, even though several products still have to be supplied from other regions for certain types of plants. Retail Business Opportunity with products of fruits and vegetables is big seeing the needs of the society for products of fruits and vegetables which is high accompanied by changes in consumer behavior that prefers modern retail stores compared to traditional retail marked with the number of traditional markets declining by 8 percent every year and modern retail stores increasing by 31,4 percent per year. On calculation analysis using sensitivity analysis, this retail business of products of vegetables and fruits shows positive results. In a pessimistic scenario, the NPV acquired is Rp 3,136 Million, IRR is 12,16% and Payback Period is 4,97 years. In a normal scenario, the NPV acquired is Rp. 141,900 Million, IRR is 22,43% and Payback Period is 3,87 years. In an optimistic scenario, the NPV acquired is Rp 282,548 Million, IRR is 31,71% and Payback Period is 3,19 years.
