Pengelolaan manajemen aset real estat pada perusahaan daerah (PD) Pasar Jaya

Penelitian ini bertujuan untuk mengetahui tingkat aktivitas pelaksanaan dan pengelolaan manajemen aset real estat pada unit-unit pasar Perusahan Daerah (PD) Pasar Jaya dan ingin mengetahui sejauh mana status kinerja dan kepentingan unit-unit pasar di dalam melaksanakan faktor-faktor kunci manajemen aset real estat. Penelitian ini lebih banyak berdasarkan kepada data primer yang di dapat dari hasil penyebaran kuesioner yang mencakup item-item karakteristi k manajerial dan organisasional faktor-faktor manajemen aset real estat. Di dalam mengisi kuesioner para responden diminta untwk diminta urtuk mengukur seberapa pentirig mzsifig-rnasing ?&tor dan sebarapa bak respcndderi dalam melaksanakan faktor tersebut. Kinerja dan kepentingan tersebut diukur dengan skala liked dari 1 sampai 5. Alat analisis yang digunakan dalam penelitian ini adalah analisis Cluster dan Chi-square. Hasil penelitian . ini diharapkan dapat memberikan bukti nyata bahwa pengelolaan manajemen aset real estat yang ada di setiap unit pasar kurang mendapat perhatian. Hal ini terbukti bahwa hasil analisis Cluster pada kelompok selektif menunjukkan skor rata-rata 3.51, disusul dengan kelompok aktif dengan skor rata-rata sebesar 2.50 dan kelompok pasif aengan skor rata-rata sebesar 1.59. Hasil pengujian hipotesis menunjukan bahwa secara statistik terdapat perbedaan kinerja yang signifikan antara status manajemen wet real estat yang terbentuk dari analisis Cluster berdasarkan variabel klasifikasi unit-unit pasar, pendapatan kotor, jumlah karyawan dan total has lantai bangunan.

This study was aimed to find out the level of implementation activities and real estate management handling in Pasar Jaya District Company (PD) units and to find out the synergy status and the importance of market units in implementing key factors of real estate asset management. This study based more on the primary data gained from the questionnaire distribution coping with managerial and organizational characteristic items and also real estate asset management factors. In filling the questionnaire, the respondents were asked to measure the importance of each factor and how well the respondents implemented this factor. Th5 importance 2.nd the synzrgy were measured based on Likert scale of 1 until 5. The result of this study was hoped to be able to give a real prove that the real estate asset management handling, existing in each market unit, was lack of attention. It was proven that the Cluster analysis result on the selective group showed an average score of 3.51, followed with active group with average score of and passive group with average score of 1.59. The analysis methods applied in the research are Cluster analysis and Chi-square analysis. Hypothesis testing result showed that statistically, there was a significant different synergy between the synergy status of real estate asset management, derived from Cluster analysis based on the classification variable of market units, gross income, number of employee and the total building width
