COMPARATIVE EVALUATION OF TIME AND WORKER EFFECTIVENESS AND COST EFFICIENCY BETWEEN FLOOR DECK AND PRECAST METHOD (Case Study: Environmental and Disaster Mitigation Building of Geography UGM and Student Apartment Kinanti UGM Building)

Kontraktor diwajibkan untuk menyelesaikan pekerjaan konstruksi secara efektif dengan mengambil metode konstruksi yang tepat. Ada berbagai macam metode konstruksi untuk membangun struktur beton bertulang. Dua di antaranya adalah pracetak dan konvensional menggunakan bondek. Evaluasi ini dilakukan untuk membandingkan efektivitas pekerja dan waktu kedua metode bersama dengan efisiensi biaya. Efektivitas kerja dihitung dengan mempelajari jumlah pekerja dan jam kerja yang dilakukan. Analisis efisiensi biaya dilakukan dengan menghitung total volume dan harga satuan, maka total biaya masing-masing metode dapat diketahui. Efektivitas waktu dilakukan dengan membandingkan masing-masing durasi metode dan volume pekerjaan. Evaluasi ini menunjukkan bahwa metode pracetak membutuhkan 16% lebih banyak pekerja dari bondek. Biaya pembangunan lantai dek yang lebih tinggi sebesar 30% dibandingkan dengan metode pracetak dan kecepatan konstruksi metode pracetak adalah 6% lebih cepat dari bondek. Oleh karena itu metode pracetak umumnya lebih unggul daripada bondek karena lebih cepat dan membutuhkan biaya lebih sedikit.

Contractors are required to accomplish construction jobs effectively by taking right construction method. There are various kinds of construction methods to build reinforced concrete structures. Two of them are precast reinforced concrete structure and conventional concrete structure using floor deck plates. This evaluation was conducted to compare both method's worker and time effectiveness along with cost efficiency. The worker effectiveness was calculated by studying the number of workers and duration of work. The cost efficiency analysis was conducted by calculating the total volume and unit price, hence the total cost of each method can be acknowledged. Time effectiveness was conducted by comparing each method duration and volume of work. This evaluation shows that precast method requires 16 % more workers than floor deck. The construction cost of floor deck is higher by 30 % than precast method and precast method construction speed is 6 % faster than floor deck. Therefore the precast method is generally more preferable than floor deck because it is faster and requires less cost.
