PENGARUH PENGEMBANGAN KAWASAN WISATA TERHADAP NILAI PASAR TANAH DI PULAU BALI

2014 | Tesis | S2 Magister Ek.PembangunanPenelitian ini bertujuan untuk menganalisis pengaruh pengembangan kawasan wisata terhadap nilai pasar tanah di Pulau Bali. Variabel-variabel yang digunakan adalah: jarak terhadap kawasan wisata, penambahan jumlah pasokan kamar hotel, tingkat hunian kamar dan kelengkapan fasilitas. Kawasan yang diteliti meliputi tiga kawasan wisata utama yaitu: Kuta, Nusa Dua dan Sanur. Kawasan ini dipilih sebagai sampel karena telah berkembang lebih dari dua dasa warsa Analisis data menggunakan metoda analisis regresi berganda (multiple regressions analysis). Hasil analisis menunjukkan bahwa jarak terhadap kawasan wisata mempunyai pengaruh negatif pada nilai pasar tanah . Penambahan jumlah pasokan kamar hotel dan tingkat hunian kamar berpengaruh positif terhadap nilai pasar tanah di kawasan wisata yang diteliti. Semakin dekat dari kawasan wisata akan semakin tinggi nilai pasar tanah. Semakin tinggi penambahan pasokan hotel dan tingkat hunian hotel semakin tinggi pula nilai pasar tanah. Kelengkapan fasilitas kawasan mempengaruhi nilai pasar tanah di kawasan yang diteliti. Semakin baik fasilitas maka semakin tinggi nilai pasar tanah. Saran yang disampaikan: pengembangan kawasan wisata sebaiknya mempertimbangkan â€wealth distribution†dan diarahkan untuk menghindari penambahan beban yang menyingkirkan penduduk kawasan tersebut dari pusat-pusat pengembangan pariwisata. The aim of this study is to analyze the impact of tourism on lands values in Bali. Particularly, it intends to analyze the impact of location, room supply, room occupation and facilities on lands values. The samples had been taken from three major tourism regents in Bali: Kuta, Nusa Dua and Sanur. The regents under investigation are tourism areas which are developed more than two decades. Multiple regression analysis has been used in this study. It is found that the various access measures have different and significant effects on land values. The lands values have been impacted by lands location and accessibility is the basic reason of this variable. Basic indicator of tourism industry, such as room supply, room occupation and facilities, also bring impact on lands value as well. The lands which are located in the area that have higher rate of room supply and room occupation have higher Market Value. Lands, with better facilities, have higher value than those with fewer facilities. The multiple regression analysis is confirmed; there are correlations among lands value with location, room supply, room occupation and facilities. The study suggested that tourism development should be considering the impact of the development itself, especially to the increasing value of lands or properties. The development has to be brought fair wealth distribution for the local peoples. Key word: value, location, room supply, room rate, facilities
