ANALISIS PENILAIAN HARGA SAHAM PERDANA DENGAN MENGGUNAKAN METODE FREE CASH FLOW TO THE FIRM ( Studi Kasus PT. Jakarta Propertindo )

Thesis ini bertujuan untuk menganalisis dan menghitung nilai intrinsik PT. Jakarta Propertindo sebagai dasar penentuan harga saham wajar pada penawaran saham perdana (IPO). Analisis dilakukan dengan metode analisis fundamental yaitu top down analysis yang dimulai dengan analisis ekonomi makro, analisis industri perusahaan dan analisis perusahaan itu sendiri untuk melihat kinerja perusahaan dan prospeknya di masa depan. Data-data yang dipergunakan dalam analisis antara lain adalah laporan keuangan perusahaan periode 2007-2011, data kondisi makro ekonomi dan data kondisi industri properti/real estate. Hasil perhitungan dengan menggunakan metode Free Cashflow to the Firm menunjukkan harga saham perdana PT. Jakarta Propertindo pada angka Rp 1.823,11 per lembar sahamnya.

The objective of this thesis is to analyze and calculate the intrinsic stock value of PT Jakarta Propertindo for determining fair stock price at Initial Public Offering (IPO). The method used in this thesis is top-down fundamental analysis which begin with macro economy analysis, followed by industry analysis and internal company analysis to predict the performance and prospect of the company in the future. The data used are company’s financial statement from 2007–2011, macro-economic data and real estate/property indusry data. The result using free cashflow to the firm method suggests that the stock value of PT Jakarta Propertindo is Rp 1.823,11 per share.
