PEMANFAATAN CITRA IKONOS UNTUK MENGETAHUI SEBARAN HARGA LAHAN DI KECAMATAN MINGGIR KABUPATEN SLEMAN DAERAH ISTIMEWA YOGYAKARTA

Lahan merupakan tempat manusia menjalankan segala aktifitasnya, lahan sebagai faktor produksi memiliki sediaan yang terbatas. Pertambahan penduduk yang cukup tinggi membawa akibat pada semakin kurangnya ketersediaan lahan untuk menunjang kegiatan masyarakat. Ini menyebabkan perubahan harga lahan yang cepat dan terus meningkat dari waktu ke waktu dan untuk itu diperlukan suatu metode penentuan harga lahan yang efisien dan akurat. Penelitian Pemanfaatan Citra Ikonos Untuk Mengetahui Sebaran Harga Lahan di kecamatan Minggir dimaksudkan untuk mengetahui sampai sejauh mana kegunaan metode penginderaan jauh dan sistem informasi geografis dalam aplikasi harga lahan. Metode penelitian yang digunakan adalah mengolah citra ikonos sebagai sumber data primer untuk analisa harga lahan, yaitu diawali dengan interpretasi visual untuk mendapatkan data penggunaan lahan, aksesibilitas lahan positif dan aksesibilitas lahan negatif. Citra Aster GDEM digunakan untuk menghasilkan data kelas lereng yang merupakan salah satu variabel yang tidak dapat diekstrak dari data citra Ikonos. Semua variabel kemudian dilakukan pengharkatan dan tumpangsusun untuk didapatkan kelas nilai lahan, dengan memadukan dengan data harga lahan dari hasil survey didapatkan harga lahan di daerah penelitian. Survey lapangan sendiri dimaksudkan untuk mengecek validitas penggunaan lahan dan juga mencari data tambahan yang tidak didapatkan dari analisis citra. Hasil dari penelitian menyimpulkan bahwa penggunaan citra resolusi tinggi seperti ikonos dengan menggunakan SIG dapat digunakan dalam aplikasi untuk mengetahui sebaran harga lahan. Berdasarkan hasil data harga lahan yang didapatkan, variabel aksesibilitas positif berasosiasi kuat dengan harga lahan tinggi, disusul dengan penggunaan lahan, dan aksesibilitas lahan negatif. Selain itu juga dihasilkan Peta sebaran harga lahan dengan hasil yaitu kelas harga rendah dengan kisaran harga Rp 10.000 – 100.000/m2, kelas sedang dengan kisaran harga Rp 100.000 – 300.000/m2 dan kelas harga tinggi dengan kisaran harga Rp 300.000 – 1.000.000/m.

Rapidly growing population leads to the lack of availability of land to support community activities. Thus, it resulted in significant change of land price which increases from time to time and therefore an efficient yet accurate method to determine land priceis highly needed. Utilization Research Ikonos Imagery Distribution to Know the Price of Land in the Minggir District is intended to determine the extent of the benefit of remote sensing methods and Geographic Information Systems in the application of land price. The method used is to process the IKONOS imagery as the primary data source for the analysis of the land prices; which was initially done by having a visual interpretation to obtain the data of land usage, positive land accessibility and negative land accessibility. Aster GDEM image is used to generate slope classes datas as one among other variables that cannot be extracted from the Ikonos image data. All variables are then being scoring and overlay to obtain class of land prices. By incorporating data of the land prices acquired from the survey, the land prices of the designated area are obtained. Field survey is aimed at evaluating the validity of the land usage and also seeking for complementary data gained from image analysis. The research resulted in the possibility of implementing high –resolution image such as IKONOS using GIS to determine the distribution of land prices. Based on the data of land prices gained from the research; the accessibility of positive variables is strongly associated with high land price, followed by land usage, and negative land accessibility. The research also resulted in the distribution map of land pricesas as follow: low price class with a price range of Rp . 10,000 - 100.000/m2 , middle price class with the price range of Rp . 100,000 - 300.000/m2 and high price class with a price range of 300.000 - 1.000.000/m2 .
