TINGKAT KAPITALISASI PROPERTI RUMAH MEWAH DAN FAKTOR-FAKTOR YANG MEMPENGARUHINYA DI WILAYAH KOTA MALANG

Penelitian ini bertujuan untuk menganalisis faktor-faktor yang mempengaruhi tingkat kapitalisasi rumah mewah dengan estimasi harga sewa rumah mewah di wilayah Kota Malang. Faktor-faktor yang diduga berpengaruh terhadap harga sewa rumah mewah adalah luas tanah (LT), luas bangunan (LB), fasilitas rumah (FASILITAS), gaya arsitektur (ARSITEKTUR) dan jarak rumah ke CBD (JKCBD). Penelitian menggunakan data kerat lintang dengan jumlah observasi sebanyak 84 responden. Metoda analisis yang digunakan dalam penelitian ini terdiri dari dua bagian yaitu analisis deskriptif statistik untuk mengukur tendensi sentral dan analisis regresi berganda untuk mengetahui pengaruh dari faktor-faktor tersebut. Hasil penelitian menujukkan bahwa tingkat kapitalisasi rumah mewah di wilayah Kota Malang sebesar 5.5 persen. Melalui analisis regresi diperoleh hasil bahwa variabel bebas seperti luas tanah (LT) dan jarak rumah ke CBD (JKCBD) berpengaruh positif dan signifikan terhadap harga sewa rumah mewah di kota Malang dengan daya jelas sebesar 61.3 persen.

This study aims to analyze the factors that influence the capitalization rate luxury homes with an estimated cost of renting a mansion in the city of Malang. Factors thought to affect the price of a luxury home rental is the area of land (LT), building area (LB), the facility houses (FACILITIES), architectural style (Architecture) and the distance from the house to the CBD (JKCBD). Research using cross section data with the number of observations of 84 respondents. The method of analysis used in this study consisted of two parts: descriptive statistical analysis to measure the central tendency and multiple regression analysis to determine the effect of these factors. The results showed that the level of capitalization of luxury homes in the region of Malang city of 5.5 percent. Through regression analysis showed that independent variables such as land area (LT) and the distance from the house to the CBD (JKCBD) has positive and significant impact on rents luxury homes in the city of Malang with obvious power of 61.3 percent.
