PENGARUH MENARA TELEKOMUNIKASI TERHADAP NILAI PROPERTI (Studi pada Rumah di Kota Mataram)

Penelitian ini bertujuan untuk menganalisis pengaruh menara telekomunikasi terhadap nilai properti di sekitarnya dan mengestimasi model yang tepat dan sesuai berdasarkan data sampel yang digunakan. Variabel-variabel yang diduga mempengaruhi nilai properti adalah jarak properti dari menara telekomunikasi, luas tanah properti, usia responden, tingkat pendidikan responden, dan luas bangunan properti. Penelitian ini menggunakan data primer dan data sekunder. Data primer diperoleh dengan menggunakan kuesioner, sedangkan data sekunder yang digunakan adalah data sebaran menara telekomunikasi di Kota Mataram yang masih beroperasi hingga per Desember 2012. Sampel dalam penelitian ini berjumlah 17 lokasi menara telekomunikasi di 6 kecamatan di Kota Mataram, dan ukuran sampel keseluruhan adalah 62 observasi. Alat analisis yang digunakan dalam penelitian ini adalah analisis regresi berganda. Hasil penelitian menunjukkan bahwa variabel jarak properti dari menara telekomunikasi, luas tanah properti, usia responden, dummy tingkat pendidikan responden, dan luas bangunan properti berpengaruh signifikan atas nilai properti yang berada di sekitar menara telekomunikasi.

The objectives of the study are to analyze the impact of telecommunications tower on property value and estimate the fit and proper model based on the sample data used. The variables which were predicted would impact to the property value were a distance property from telecommunication towers, land property, age of respondent, dummy variable of respondent's educational level, and the building area ofthe property. The research was use primary data and secondary data. Primary data were collected using a questionnaire, while secondary data used is the distribution of telecom towers in the city of Mataram which still operational as of Desember 2012. The sample in this study amounted to 17 location sin 6 districts of telecommunication towers in the city of Mataram, and the over all sample size were 62 observations. Analysis tools used in this study is multiple regression analysis. The results showed that the distance variable propertie of telecommunication towers, land property, respondent age, education level of the respondent dummy, and the building area properties have a significant effect on property values that are around the telecommunications tower.
