DETERMINAN DEVIASI HARGA LELANG TERHADAP NILAI LIMIT (Studi Lelang Properti Riil Hak Tanggungan di KPKNL Medan Tahun 2011-2012)

Penelitian ini bertujuan untuk menganalisis faktor-faktor yang mempengaruhi deviasi/selisih (positif) antara harga lelang terhadap nilai limit pada lelang properti riil hak tanggungan di KPKNL Medan. Objek dalam penelitian ini adalah properti riil berupa tanah dengan atau tanpa bangunan. Variabel yang digunakan adalah jumlah penawar dalam lelang properti riil hak tanggungan, jarak antara properti riil terhadap pusat kota/central business district, lebar jalan di depan properti riil dan variabel dummy berupa jenis properti riil. Data yang digunakan dalam penelitian ini berasal dari laporan hasil lelang dan risalah lelang yang dibuat oleh KPKNL Medan selama dua tahun (2011- 2012). Jumlah sampel dalam penelitian ini adalah 68 risalah lelang. Untuk menganalisis data digunakan metoda Ordinary Least Square (OLS). Penelitian ini menunjukkan bahwa besarnya rata-rata deviasi harga lelang terhadap nilai limit adalah 5,57 persen dengan standar deviasi 8,73 persen. Hasil penelitian ini juga menunjukkan bahwa seluruh variabel independen yaitu jumlah penawar, jarak antara properti riil terhadap pusat kota/CBD, lebar jalan di depan properti riil, dan dummy jenis properti riil mempengaruhi nilai deviasi harga lelang terhadap nilai limit

The purpose of this research is to analyze determinants of (positive) deviation between auction price and reserve price of mortgage auction in KPKNL Medan. The object in this research is real property such as land with or without building. The variables used are number of bidders in mortgage auction, distance between real property and down town/central business district, width of road in front of the real property, and dummy variable that is types of real property. Data that used in this research are from 40 samples of real property mortgage auction in KPKNL Medan from January 2011 until December 2012. The sample size of the research is 68 auction minutes. This research analysis use Ordinary Least Square (OLS). The research found that mean deviation between auction price and reserve price of mortgage auction in KPKNL Medan is 5,57 percent with standard deviation of 8,73 percent. The research also show that number of bidders, distance between real property and down town/central business district, width of road in front of the real property, and types of property are factors influence significantly to deviation of auction price and reserve price.
