One of them is Geographical Information System-Multiple Regression Analysis-generated location value residual surface (GIS-MRA-generated LVRS). This research aimed to analyze the impact of location factors on apartment values in Jakarta province. Analysis methods applied are multiple regression analysis combined with Geographical Information System to generate Location Value Residual Surface (LVRS). The dependent variable in this research is apartment value while the independent variables are number of units, age of the project, location factors (LVRS), and dummy variable comfit of property facility, property condition, and property quality. Data gathered using purposive sampling technique base on apartment asking price in Jakarta province in 2011 with sampling population consist of 68 observations. The result indicates that all of independent variables have significant impact on apartment values. Some variable consist of property facility, property condition, property quality, and location factors have a positive influence, while number of units and age of project have a negative influence on apartment values. This research also indicates that the LVRS has allowed a clearer spatial visualization of the location influence to be capture in the study area.
