Penelitian ini bertujuan untuk penentuan nilai pasar hutan rakyat di kabupaten Kulon Progo yang dikelola Koperasi Wana Lestari Menoreh (KWLM) menggunakan metode pendekatan pendapatan. Penilaian ini dilakukan untuk mengetahui potensi nilai ekonomi hutan rakyat yang dikelola secara mandiri oleh masyarakat dengan melibatkan pemerintah dan lembaga swadaya masyarakat. Data yang dianalisis dalam penelitian ini adalah laporan keuangan dan laba rugi, potensi lahan, jumlah pohon, jatah tebang tahunan, harga jual pohon/kayu, ukuran kayu yang dijual ke konsumen, jenis pohon dan umur pohon. Pendekatan dalam penelitian ini mengunakan pendekatan pendapatan dengan menggunakan analisis estimasi metode aliran kas bersih terdiskonto (Discounted Cash Flows/DCF method). Variabel yang digunakan dalam penelitian ini dengan cara menentukan tingkat diskonto berdasarkan tingkat suku bunga pinjaman komersial, premi atas penggunaan modal sendiri dan tingkat resiko bisnis. Kemudian Net Operating Income (NOI) yang diperoleh dari penerimaan penjualan dikurangi biaya operasional yang dikeluarkan setiap tahunnya. Kemudian dilakukan analisis proyeksi dan perhitungan semua variabel untuk kebutuhan analisis estimasi metoda aliran kas bersih terdiskonto (Discounted Cash Flows/DCF method), sehingga didapatkan nilai pasar hutan rakyat yang dikelola oleh Koperasi Wana Lestari Menoreh (KWLM) di Kabupaten Kulon Progo.

This study aims to determine the market value of public forests in the district-run Kulon Progo Koperasi Menoreh Wana Lestari Menoreh (KWLM) using the income approach method. This assessment is conducted to determine the potential economic value of forests that are managed independently by the community with the involvement of governments and nongovernmental organizations. The data analyzed in this study is the financial statement and income statement, the potential of land, the trees, the annual allowable cut, the price of the tree/wood, the size of the timber sold to consumers, tree species and tree age. The approach in this study using the income approach using the analysis of the estimated net undiscounted cash flow method (Discounted Cash Flows/DCF method). Variables used in this study by determining the discount rate is based on the interest rate commercial loans, the premium on the use of its own capital and the level of business risk. Then the Net Operating Income (NOI) is obtained from sales revenue minus operating expenses incurred each year. Then the projection analysis and calculation of all variables for the analysis of the needs of the estimated net undiscounted cash flow method (Discounted Cash Flows/DCF method), so we get the market value of community forests managed by the Koperasi Wana Lestari Menoreh (KWLM) Kulon Progo district.
