Pengaruh faktor lokasi dan fisik properti terhadap nilai sewa pertokoan di Kota Magelang tahun 2009

Penelitian ini bertujuan untuk menganalisis pengaruh faktor lokasi dan fisik terhadap nilai sewa properti pertokoan di Kota Magelang. Variabel terikat adalah nilai sewa per meter persegi. Variabel bebas yang dianalisis terdiri dari variabel faktor lokasi meliputi jarak properti pertokoan ke pusat Kota Magelang, lebar jalan depan, dan dummy akses jalan. Adapun variabel faktor fisik meliputi luas lantai bangunan yang disewakan, umur efektif bangunan, dan lebar depan bangunan. Penelitian ini menggunakan data kerat lintang yang berasal dari transaksi sewa yang terjadi pada tahun 2009. Pengumpulan data lapangan dilakukan dengan salah satu teknik pengambilan sampel bertujuan yaitu quota sampling. Data yang digunakan adalah data primer dan sekunder dengan jumlah sampel sebanyak 70 sampel. Analisis data dilakukan menggunakan analisis regresi linier berganda dengan metode kuadrat terkecil biasa. Hasil analisis menunjukkan bahwa variabel jarak properti pertokoan ke pusat Kota Magelang, luas lantai bangunan yang disewakan, dan umur efektif bangunan berpengaruh negatif dan signifikan terhadap nilai sewa properti pertokoan, sedangkan variabel lebar jalan depan berpengaruh positif dan signifikan terhadap nilai sewa properti pertokoan di Kota Magelang. Adapun variabel lebar depan bangunan dan dummy akses jalan tidak berpengaruh signifikan terhadap nilai sewa properti pertokoan di Kota Magelang.

The research aims to analyze the influence of location and physical factors of the rental value of retail property of Magelang city. Dependent variable is the value of rent per square meter. Independent variable analyzed consists of location factor variables including properties distance of retail property to Magelang city center, width of front road, and the the dummy of road access. Meanwhile physical factor variables include building floor area for rent, building’s effective age, and width of foremost side of the building. This research used cross section data coming from rent transactions which occur in 2009. Field data collection was conducted by one of intended sample taking methods, i.e. quota sampling. Data used here were both primary and secondary data with amount of sample 70. Data analysis was performed using multiple linear regression analysis with Ordinary Least Square methods. Analysis result shows that variable of distance of retail property to Magelang city center, building floor area leased, and building’s effective age have negative and significant influences on rent value of retail properties, whereas variable of width of front road has positive and significant on rent value of retail properties in Magelang city. Meanwhile variables of width of foremost side of the building and the dummy of road access do not have significant influence on rent value of retail properties in Magelang city.
