Pengaruh Sumur Minyak Sukowati 5 di Desa Campurejo, kabupaten Bojonegoro, Propinsi Jawa Timur Terhadap Nilai tanah Sekitarnya

Karakteristik lingkungan merupakan faktor dominan yang mempengaruhi nilai tanah. Pengaruh tersebut dapat bersifat positif maupun negatif. Kegiatan penambangan sumur minyak merupakan kegiatan yang dilakukan dengan skala besar. Kegiatan ini akan memberikan dampak kepada lingkungan. Penelitian ini bertujuan meneliti pengaruh sumur minyak Sukowati 5 terhadap nilai tanah di sekitarnya dengan variabel bebas jarak langsung bidang dari sumur minyak, jarak dari bidang ke central business district terdekat, lebar jalan, jarak ke jalan utama, luas bidang dan jenis penggunaan tanah. Penelitian ini dilakukan di daerah sekitar Sumur Minyak Sukowati 5 di Desa Campurejo Bojonegoro dengan radius 1500 m. Pengumpulan data dilakukan dengan teknik purposive sampling dan cross section. Data transaksi yang digunakan adalah transaksi yang terjadi pada tahun 2006 dan tahun 2007. Alat analisis yang digunakan yaitu metode regresi linier berganda dengan tiga model regresi linier, semi-log dan logarithmic. Uji statistik dan ekonometrika digunakan untuk mengevaluasi model. Metode moving average digunakan untuk menggambarkan peta pola nilai tanah di daerah penelitian. Hasil penelitian menunjukkan bahwa jarak dari bidang tanah ke sumur minyak berpengaruh positif, semakin jauh jarak bidang tanah dari sumur minyak maka nilai tanah cenderung meningkat yaitu setiap penambahan 1 % jarak maka akan menaikkan nilai tanah sebesar 0,7501 %. Pola nilai tanah dipengaruhi oleh lebar jalan, jarak dari bidang ke sumur minyak, jarak dari bidang ke stadion, dan jenis penggunaan tanah. Keempat variabel bebas mampu menjelaskan variabel terikat sebesar 87,2 % sedangkan sisanya 12,8 % dijelaskan oleh variabel lain di luar model.

The Environment characteristic is dominance factor that influence the land value. The influences have positive and negative form. The activity of well’s mining is done in a big scale. This activity gives the impact to the environment. The purposes of this research are to analyze the influences of oil well of Sukowati 5 toward the land value in its environment. This research uses an independent variable with direct distance from the area to the oil well, direct distance from area to the clossest central business district, distance from area to the main road, the width of the street, the width of the area, and the type of landuse. This research done in the area of around the oil well of Sukowati 5 in Campurejo Bojonegoro within the radius of 1500 m. The data collecting is done with the technique in purposive sampling and cross section. The data transaction from 2006 to 2007 are applied for this data transaction. The analyzer that is applied here is multiple linear regression method with three regression model , i.e., linear, semi-log and logarithmic. Statistical and econometrical test are applied to evaluating the model. The moving average method is applied for drawing the map pattern of the land value in the research area. The result of this research indicates that the distance from the land area to the oil well have positive effect. If the distance of the land area is farther and farther away from the oil well consequently the land value is inclined to increase. If the distance increase 1 % so it will increase the land value for about 0,7501 %. The pattern of the land value is influenced by the width of the street, the distance from the area to oil well, the distance from area to stadium, and the type of landuse. The four independent variable explain about dependent variables for about 87,2 % while the rest of 12,8 % is explained by the other variable outside model.
