Analisis investasi sektor properti di Provinsi Daerah Istimewa Yogyakarta tahun 1985-2004

Penelitian ini bertujuan untuk menganalisis pengaruh variabel-variabel makro, seperti investasi, PDRB, inflasi dan jumlah penduduk terhadap analisis investasi sektor properti di Provinsi Daerah Istimewa Yogyakarta tahun 1985- 2004. Adapun data yang digunakan dalam penelitian ini berupa data sekunder yang dikumpulkan atau diperoleh dari berbagai instansi terkait, seperti BPS. Alat analisis yang digunakan dalam penelitian ini adalah regresi berganda dengan metode PAM (Partial Adjusment Model). Hasil analisis menghasilkan bahwa dalam jangka pendek maupun jangka panjang hanya variabel PDRB dan variabel jumlah penduduk yang mempunyai pengaruh positif dan signifikan terhadap variabel investasi di Provinsi DIY, sedangkan variabel inflasi mempunyai pengaruh negatif dan tidak signifikan terhadap variabel investasi sektor properti. Hasil penelitian ini memberikan gambaran bahwa investasi sektor properti di Provinsi DIY dipengaruhi oleh PDRB, inflasi dan jumlah penduduk secara bersama-sama.

This research aims to analyze the influence of macro variables such as investment, GDP, inflation, district density to analyze investment property in Province DIY in 1985-2005. It used secondary data collected from relevant institute, like BPS. The instruments of analysis were multiple regression using PAM (Partial Adjustment Model) approach. The analysis results show that on the short run and long run the variable of GDP and population of resident has a positive and significant correlation with the investment property in Province DIY; but on the short run and long run variable of inflation has a negative and not significant correlation with the investment property. The research results give a picture that the investment property in Province DIY is influenced by GDP, inflation and district density together.
