Transaksi rumah sederhana tipe 36 dan faktor-faktor yang mempengaruhi di Kabupaten Mojokerto Provinsi Jawa Timur 2001-2005

Penelitian ini bertujuan untuk menganalisis transaksi rumah sederhana tipe 36 dan faktor-faktor yang mempengaruhi di Kabupaten Mojokerto Provinsi Jawa Timur tahun 2001-2005. Data yang digunakan dalam penelitian ini berupa data sekunder, sampelnya berjumlah 45 unit observasi. Variabel yang digunakan meliputi harga rumah sederhana tipe 36, PDRB per kapita, jumlah rumah tangga per kecamatan, tingkat density (kepadatan) penduduk per kecamatan dan jarak perumahan ke CBD. Alat analisis yang digunakan merupakan regresi data panel dengan menggunakan pendekatan OLS (common), variabel boneka (fixed effect) dan random effect. Hasil analisis menunjukkan bahwa metode fixed effect menghasilkan regresi yang terbaik dari 3 pendekatan yang ada dalam data panel, di mana variabel harga rumah sederhana tipe 36 berkorelasi negatif dan signifikan terhadap transaksi rumah sederhana tipe 36 di Kabupaten Mojokerto, PDRB per kapita dan kepadatan penduduk per kecamatan berkorelasi positif dan signifikan terhadap transaksi rumah sederhana tipe 36 di Kabupaten Mojokerto. Hasil penelitian ini memberikan gambaran bahwa transaksi rumah sederhana tipe 36 di Kabupaten Mojokerto Jawa Timur dipengaruhi oleh harga rumah sederhana tipe 36, PDRB per kapita dan kepadatan penduduk

This research aims to analyze type 36 house transactions and the factors that influence in Mojokerto Regency, East Java Province in 2001-2005. It used secondary data collected from 45 units of sample observation. The variables were 36-type housing price, GDP per capita, number of household, district density and distance to CBD. The instruments of analysis were data panel regression using OLS approach, fixed effect, and random effect. The analysis results show that fixed method gives the best result of regression among the three approaches in the data panel. The variable of house price has a negative and significant correlation with the type 36 house transaction in Mojokerto Regency; Both GDP per capita and district density has a positive and significant correlation with the type 36 house transaction. The research results give a picture that the transaction for simple houses in Mojokerto Regency, East Java Province is influenced by the price of type 36 house, GDP per capita and district density.
